The final plat submittal consists of eight (8) sheets prepared <br />by Pioneer Engineering dated June 2, 2004 and contains: sanitary sewer, watermain, storm sewer <br />and street construction plans. The submittal also include the final plat documents consisting of <br />two (2) sheets prepared by Pioneer Engineering received JUne 4, 2004. We off'er the following <br />comments: ' .: - ' <br /> <br />General: The development property is approximately-51.91 acres in siz~ and is generally <br />located in the northwest comer of County Road 56 (Ram~ey Bl~d.) and County Road 116 <br />(Industry Blvd.) The preliminary plat showed a total of 156 townhomes on 23.12 net acres. The <br />City Council approved the first phase of the development on October 14, 2003. This plat <br />represents the second phase of the development, consisting of 40 townhome units. All of the <br />units to be constructed must meet the site plan as approved by the City Council on July 22, 2003. <br /> <br />Lots Sizes and Dimensions: The final plat will be recorded at Anoka County as a Common <br />Interest Community (CIC) and therefore the individual building pads are not shown. Lot sizes <br />and dimensions will conform to the preliminary plat and site plan that was approved by the City <br />Council on July 22, 2003. <br /> <br />Outlots: The final plat shows two outlots. Outlot A is proposed to be open space that will be <br />utilized in future phases of the Town Center Gardens development. Outlot B is the area around <br />the wetland and is encumbered with drainage and utility easements. The southern portion of <br />Outlot B that is adjacent to County Road 116 will be utilized as open space in future phases in <br />the Town Center Gardens development. <br /> <br />Street Names: The final plat shows public street names in conformance with the City's street <br />grid and as approved as part of the final plat of Town Center Gardens. <br /> <br /> <br />
