Final Plat Review: Town Center Gardens 2na Addition July 9, 2004 Page 2 of 3 Sewer~ Watermain, Storm Sewer and Street Construction Plans. You have submitted grading, drainage, and utility plans. City Staff is still reviewing the documents and will be issuing a separate review letter in regards to the plans. Approval of the plat will be contingent on making the corrections noted on the City Engineer's Review Letter. Park Dedication: The 2004 Park Dedication rate is $2,200 per unit. The final plat is showing 40 units and therefore a total of $88,000.00 ($2200.00 x 40 units) will be due to the City before the City will release the final plat mylars for recording. For future phases, it should be noted that the rate in effect at the time the subdivision receives final plat approval will be charged. Trail Development and Trail Fees: The current trail development fee is $475.00 per unit and is due prior to recording the plat. A total of $19,000.00 ($475.00 x 40) is required to satisfy this requiremem. For future phases, the rate in effect when the subdivision receives final plat approval will be charged, required. As noted in the review letter for Town Center Gardens, a trail was required to be constructed along Ramsey Blvd. Stormwater Management Fee: The City has enacted a stormwater management fee of $375.00 per unit. A total of 40 units are shown on the final plat. Therefore an amount of $15,000.00 ($375.00 x 40) will be due prior to the City releasing the plat for recording. Sewer and Water Trunk Lines and Fees: There is a sewer and water trtmk fee of $1,923.00 per unit. A total of 40 units are shown on the final plat. Therefore an amount of $76,920.00 ($1923.00 x 40) is due prior to the City releasing the plat for recording. Landscaping Plans: The units contained within the plat will be required to be landscaped in conformance with the approved landscaping plan dated July 14, 2004. Other Permits: The developer is responsible for obtaining any permits required from other regulatory agencies. The City Council will be meeting at 7:00 p.m. on Tuesday, July 13, 2004, at Ramsey Fire Station, 15050 Armstrong Blvd., to review your preliminary plat. A copy of the case cover sheet is enclosed for your information. I suggest that you, or your representative, be present at the meeting to answer any questions that may arise.
