CASE #: q <br /> <br />REQUEST FOR FINAL PLAT APPROVAL FOR <br />TOWN CENTER 4TM ADDITION; <br /> CASE OF RAMSEY TOWN CENTER, LLC <br /> By: Patrick Trudgeon, AICP, <br /> Assistant Community Development Director <br /> <br />Background: <br /> <br />The city is in receipt of a final plat for Ramsey Town Center 4th Addition. The development will <br />plat one bu[ldable lot for an office building for Jim Deal. The subject property is located at the <br />corner of S unwood Drive and Peridot Street. <br /> <br />The [bllowing items are enclosed: <br /> <br />a) <br />b) <br />c) <br />d) <br /> <br />Site location map <br />Final Plat <br />City Staff Review Letter dated July 9, 2004 <br />Final Plat Resolution <br /> <br />Notification: <br /> <br />No public hearing is required for a final plat. A public hearing was held by the Planning <br />Commission at the preliminary plat stage. <br /> <br />Observations: <br /> <br />The City Council approved the preliminary plat for Ramsey Town Center 4th Addition on June <br />22, 2004. The plat is proposing to plat one buildable lot and one outlot. Lot 1 is 1.23 acres in <br />size and is zoned TC-3. The property is bordered by Sunwood Drive to the south, Rhinestone to <br />the west, and 145th Street to the north. The City received a site plan by Sharp and Associates to <br />develop a 43,168 square foot office building on Lot 1. The preliminary site plan was approved by <br />the City Council on June 22, 2004. <br /> <br />A final site plan review of the development will be considered at the July 27, 2004. The final <br />site plan approval will review the drainage, grading, utility, and street plans. The final site plan <br />case will also contain the Secondary Development Agreement as required under the Ramsey <br />Town Center Master Development Agreement. <br /> <br />The applicant would like the City Council to consider approval of the final plat at this time to <br />expedite the plat recording process. Staff finds this acceptable due to the simple nature of the <br />plat and the t!act that the final site plan will be reviewed on July 27, 2004. It should be noted that <br />the City will not release the plat or building permit until the final site plan approval is given, the <br />development agreement is executed, and all applicable fees are paid. Given the time lag for <br />County plat review and the time it takes to prepare the final plat mylars used for recording, the <br />applicant would like to get a two week head start. <br /> <br />The final plat has been revised to show a 58-foot wide right-of-way for 145th Ave. as approved <br />by the Board of Adjustment on July l, 2004. The final plat also shows an additional two feet of <br /> <br /> <br />
