[ offer the following comments: <br /> <br />1) General Layout The final plat is proposing to plat one buildable lot and one outlot. Lot 1, <br /> Block 1 is 1.23 acres (53,675 square feel/) in size. The property is bordered by Peridot Street to <br /> the east, Sunwood Drive to the south, Rhinestone Street to the West, and 145th Street to the <br /> north. It should be noted that Rhinestone Street and Sunwood Drive are MSA roads. <br /> <br />2) Zoning: The property is zoned Town Center District and located within sub-district TC'-3. <br /> <br />3) Lot Size. The TC-3 District does not require a minimum lot size. <br /> <br />4) Lot width and Depth. City Code states minimum lot width is 40 feet and minimum lot depth <br /> has been established at 80 feet within the TC-3 District. The subject property is proposing a lot <br /> width of 298.33 fbet and lot depth of 179.92 feet, which exceeds City Code requirements. <br /> <br />5) Grading Plan: A grading plan has been received by the City and will be reviewed as part Of <br /> the final site plan review which will be considered at a later City Council meeting. <br /> <br />6) Drain~ge and Utility Easements: Per Staff review, you have removed the 10-foot wide <br /> drainage and utility easement shown on the preliminary plat. <br /> <br />7) Proposed Commercial Development: The City has received a site plan application for the <br /> development of Lot 1, Block 1. The site plan is proposing to construct a two-story building <br /> equaling 43,168 square feet in size. The preliminary site plan was approved by the City <br /> Council on June 22, 2004. A final site plan will need to be approved prior to the issuance of a <br /> building permit. <br /> <br /> <br />
