Final Plat Review: Ramsey Town Center 4"' Addition <br />July 9, 2004 <br />Page 2 of 3 <br /> <br />8) Streetscape: Sidewalks and streetscape will be installed along Sunwood Drive, Peridot St., <br /> Rhinestone St. and 145"' Ave. These improvements are required as a contingency to this final <br /> plat approval, h'rigation shown on the west end of the plat should be extended for all of the <br /> boulevard area adjacent to the platted property. Boulevard trees and lighting shall be consisted <br /> and also required along the platted property. Spacing of lighting shall be a minimum of 150 <br /> filet on all streets except MSA roads. <br /> <br />9) Access: The property will derive one access point from Sunwood Drive, which will service <br /> both Lot 1 and the future development of the outlot. Lot 1 will also gain access from' 145th <br /> Ave. The final plan will need to be modified to dedicate the right of access to the City on all <br /> public streets (Sunwood Dr., Rhinestone St., Peridot St., and 145m Ave.) except areas where <br /> access is shown on Lot 1. (The right of access along 145th Ave. on the north side of Outlot A <br /> does not need to be dedicated at this time. When the outlot is.developed in the future, the <br /> City will require the right of access be dedicated). <br /> <br />10) Streets: The final plat has been revised to show a 58-foot ~vide right-of-way for 145ht <br /> Ave. as approved by the Board of Adjustment on July 1, 2004. The final plat also shows <br /> an additional two feet of [ight-of-way for Sunwood Drive as requested by the City. This <br /> additional right-of-way will allow' for proper maintenance of the sidewalk and streetscape <br /> along Sunwood Dr. It is the understanding of the City that 145th Ave. will be constructed <br /> by Ramsey Town Center LLC. Please info,Tn the City if that is not a correct statement. <br /> The plans for 145th Ave. will be reviewed and approved at a later date. <br /> <br />10 <br /> <br />Storm F/ater Management Fee. The City has enacted a Stormwater Management Fee and <br />the current rate is Tltree Thousand Seven Hundred Forty One Dollars ($3,741.00) per <br />acre. The amount of Stormwater Management Fee due on the 1.23-acre parcel is Four <br />Thousand Six Hundred One and no Cents ($4,601). A cash payment will be required <br />prior to the City releasing the mylars for recording. <br /> <br />Sewer and Water Trunk Fees. Sewer Trunk charges within the City of Ramsey are <br />$3,204.00 per acre and Water Trunk Charges are $7,135.00 per acre. Therefore, sewer <br />and water trunk charges total $10,339.00 per acre. The amount of Sewer and Water <br />Trunk Fees due on the 1.23 acre parcel is Twelve Thousand Seven Hundred Sixteen <br />Dollars and no Cents. ($12,716.00). <br /> <br />13) Park and Trail Dedication Fee. Pursuant to the Master Development Agreement <br /> between the City and Ramsey Town Center LLC, a separate agreement between the two <br /> parties have been agreed upon. The Park and Trail Dedication Agreement stipulates that <br /> land and cash payments will be made to cover the Park Dedication and Trail <br /> Development obligations by Ramsey Town Center. There~bre, no Park. and Trail <br /> Dedication or l:ees are required as part of this plat. However, Ramsey Town Center LLC <br /> has not executed the Park and Trail Dedication Agreement. Without the executed <br /> agreement fi'om Ramsey Town Center LLC, the City will require you to escrow an <br /> amount equal to normal Park and Trail Dedication fee amounts prior to the release of the <br /> final plat l:or recording.
