Hermanson: <br /> <br />We are in receipt cfa Site Plan prepared by Swenson Land Survey Company, dated iV[arch 29, 2004, revised <br />June 15, 2004, a Grading and Drainage Plan prepared by Swenson Land Survey Co., dated March 29, 2004, <br />revised May 6, 2004, revised May 19, 2004, a Landscaping Plan prepared by Northland Landscaping & <br />Nursery, dated May 12, 2004, Building Elevations prepared by Jeff Johnson, dated May 12, 2004, and a <br />Lighting Plan prepared by Reliance Electric Contractors, dated May 20, 2004. We offer the following <br />comments: <br /> <br />General: The site plan is proposing to develop a 10,000-square-foot multi-tenant office building on Lot 1, <br />Block 5, Alpaca Estates, generally located on Riverdale Drive at Armstrong Blvd. The building plans <br />indicate the building will be 10,080 square feet; a revised site plan will need to match the building plans. <br /> <br />Zoning: The site is currently zoned B-2 Highway Business; office buildings are a permitted use in this <br />district. <br /> <br />Lot Coverage: The site plan proposed a l'0,080-square-foot building on a 1.3-acre lot,. for total lot coverage <br />of 18%. The maximum lot coverage in the B-2 district is 35%. <br /> <br />Accessory Uses: Commercial or business buildings and structures ~br a use accessory to the principal use <br />are permitted, but such uses shall not exceed 30% of the gross floor space of the principal use. There are no <br />accessory buildings indicated in the current proposal. <br /> <br />Utilities: The City has awarded a contract which will extend municipal sewer and water to the southeast <br />corner of' the intersection of' US Highway l0 and Armstrong Blvd, a distance of only 400 feet from the site. ' <br />Service is anticipated to be available at this location in October 2004. This site will be required to connect to <br />these municipal utilities. A plan has been prepared by Douglas Whitney, PE which shows this development <br />connected to City sanitary facilities. The development permit outlines the conditions to? the connection of <br />this development to city sanitary facilities. <br /> <br />Setbacks: City Code establishes a 35 foot fi'oat yard, 35 foot rear yard, and 20 foot corner side yard setback <br />within the I3-2 District. City Code requires a 20-1'hot green space area adjacent to all public roads. The site <br />plan meets these setbacks. The proposed development is adjacent to a residential area to the south.
