See the <br />next section for more intbrmation on bufferyard requirements. <br /> <br />Landscaping: A revised landscaping plan, dated May 12, 2004, has been received. The revised plan <br />includes thirty-five (35) trees and sixty-three (63) shrubs, both exceed the minimum requirements of City <br />Code. The locations of the trees also satisfy the public road frontage planting requirements, the parking lot <br />landscaping requirements, and the bufferyard requirements. However, a portion of the shrubbery should be <br />located in the fifty (50) foot bufferyard to fulfill the screening requirement. The installation of the privacy <br />fence has reduced the minimum number of required shrubs in the bufferyard tO eight (8). This can be <br />satisfied either by additional shrubs or relocating some of the proposed shrubs into the buffer area along the <br />southern property line. All species and sizes in the species palette are considered acceptable or preferred as <br />outlined in the Ramsey Tree Book. <br /> <br />All unimproved areas must be sodded. Any alternative to sod will require City Council's approval. <br />Additionally, all landscaped areas are required to have underground irrigation systems. An irrigation plan <br />was submitted by Arc Irrigation on June 24, 2004, which meets the irrigation requirement. <br /> <br />Finally, there are a couple of points of concern regarding the general location of street trees. First, no trees <br />can be planted within thirty-five (35) feet of the back of curb of any intersecting street. This is something <br />that will require attention in the field when the trees are installed. Additionally, no tree shall be planted <br />within fifteen (15) feet ora hydrant. Ifa conflict does exist, the spacing of the trees may need to be adjusted <br />or a tree(s) may need to be eliminated fi'om the planting schedule. If the latter is necessary, the City must be <br />intbrmed of the changes prior to any work'being conducted. <br /> <br />A revised landscaping plan should be submitted that includes at least 8 additional shrubs in the bufferyard; <br />this plan should also indicate that unimproved areas will be sodded. <br /> <br />Architectural Standards: City Code restricts building height to 35 feet and exterior wall finishes tO naiural <br />or prefabricated brick or stone or pre-cast concrete .panels or some other material approved by City Council. <br />The proposed building meets the height requirement. The revised building elevations show a combination of <br />brick and masonry block, which meets City Code requirements. <br /> <br />Signs: A sign is indicated in the submitted site plan. For your information, signs must be approved through a <br />separate permit process. Please contact Chris Anderson, Community Development Assistant, at (763) 433- <br />9905 for more infbrmation. <br /> <br />Waste Storage: City Code requires that all solid waste and refuse receptacles be stored within a completely <br />screened structure or container. The submitted site plan does not identify a waste storage area. Please <br />indicate whether there will be outside waste storage. <br /> <br />Off-Street Parking - Spaces Required: City Code requires one parking space per 300 feet of office space. <br />The submitted site plan indicates 40 parking spaces (City Code requires 33 spaces). <br /> <br />Lighting: A Lighting Plan and attachments have been submitted, prepared by Reliance Electric Contractors, <br />Inc. The City has commercial lighting standards. Copies of the shop drawings of the proposed lighting <br />fixtures should be submitted tbr review to ensure they comply with these standards. <br /> <br /> <br />
