IVo~Tfi2lk Office Building - Site Plan <br />April 30, 2004 <br />Revised: .Ady 7, 2004 <br />Page 3 of 4 <br /> <br />Drainage and Grading: A drainage and grading plan has been prepared by Ronald J. Swenson and dated <br />March 29, 2004. A drainage analysis of this plan was prepared-by Passe Engineering. All of the impervious <br />areas except I-bt less than 8'% of the roof area will drain into a pond .located on the southern boundary of the <br />property. Overflow from the pond will discharge into the east ditchline of Armstrong Blvd and flow <br />southward until it discharges into the Mississippi River. A culvert will need to be installed at the driveway of <br />14331 Armstrong Blvd. The discharge from this pond system would be 98% of the existing rate for a 100- <br />year storm and 100% of the existing rate for a 10-year storm. <br /> <br />Permits fi'oTn the Lower Rum River Watershed Management Organization and the Minnesota Pollution <br />Control Agency will be required betbre the City can issue a building permit for the project. <br /> <br />Access: The proposed building will gain aCcess from Armstrong Blvd. <br /> <br />Sewer and Water Trunk Fees: The City's standard sewer and water trunk and lateral charges apply to this <br />development. Current sewer trunk charges are $10,339.00 per acre, and current water trunk charges are <br />$10,660.00 per acre, for a total of $28,348.00 for this project. <br /> <br />Storm Water Management Fee: The City has enacted a Stormwater Management Fee and the current rate <br />is Three Thousand Seven Hundred Forty One Dollars ($3,741.00) per commercial acre. The amount of <br />Stormwater Management Fee due on the 1.35-acre parcel is Five Thousand Fifty Dollars ($5,050.00). A <br />cash payment is required before the City will issue a Building Permit. <br /> <br />REU Nu~nber: The REU number for this development will be 3.65, based upon a lot size of 1.35 acres and <br />an impervious area of 42%. This number will be used to determine the quarterly charge for the stormwater <br />utility. The applicant may wish to apply for a storm water credit for which you may be eligible due to the <br />ponding provided. <br /> <br />The City Council will be meeting at 7:00 p.m. on Tuesday, July 13, 2004 at the Ramsey Fire Station, 15050 <br />Armstrong Blvd., to review the proposed site p[an. We strongly suggest that you or your representative be <br />present to answer any questions that may arise.
