EXHIBIT C CITY OF RAMSEY DEVELOPMENT PERMIT HSHT, LLC On July 13, 2004, Site Plan approval was granted by the City of Ramsey ("City") to HSI-IT, LLC ("Permittee"), whose address is 1036 McKinley Street, Anoka, MN 55303, to construct a 30,240 square-foot office and warehouse building ("Structure") on the property legally described as follows: Lot 2, Block 1, SnufishLake Business Park Second Addition, Anoka County, Minnesota. the ("Site"). This approval is issued pursuant to §9.03.08 of the City Code. The conditions of this approval are as ~bllows: STRUCTURE. All building plans must be prepared and certified by a registered engineer or architect. STATE BUILDING CODE COMPLIANCE. The structure shall be'constructed in accordance with the requirements of the State Building Code. SITE PLAN COMPLIANCE. The Structure shall be constructed on the Site as shown on the Site Plan prepared by Lampert Archi.tects, dated June 8, 2004, revision dated ., 2004. (the "Site Plan"). REQUIRED IMPROVEMENTS. The Permittee shall construct~ and install the ['ollowing site improvements on the Site in accordance with the specifications 'and location as shown on the Site Plan, Grading Plan, Utility Plan and Landscape Plan. The Required Improvements are as follows: a. Site grading in accordance with the Grading, Drainage, Erosion Control and Utility Plan prepared by Plowe Engineer, dated June 8, 2004, revision dated ., 2004; and City Staff Review Letter dated June 23, 2004. b. installation of concrete and bituminous driveways and parking lot. c. Installation of B-6/12 continuous concrete curbing around the perimeter of all concrete and/or bituminous surfaces. d. Establishment of turf and sod in accordance with the Landscape Plan prepared by Lampert Architects, dated June 8, 2004, revision dated ., 2004. e. Installation of landscaping materials in accordance with the Landscape Plan and in accordance with the City staff review letter dated June 23, 2004. (the "Required Improvements)".
