CASE # <br /> <br />REQUEST FOR SITE PLAN REVIEW OF CNP STORAGE; <br />CASE OF TSM DEVELOPMENT, INC <br /> By: Amy Geisler, Associate Planner <br /> <br />Background: <br /> <br />TSM Development, Inc. has submitted a site plan to develop a mini-storage facility on 4.8 <br />acres on Outlot A of Regency Pond. A minor subdivision is being processed along with <br />the site plan to replat the outlot. The site is generally located on Ramsey Blvd at Bunker <br />Lake Blvd. The Planning Commission reviewed the site plan at the July 1st, 2004 meeting <br />and tabled the site plan to July 12, 2004 in order to provide time for staff and the <br />developer to receive comments from Anoka County. <br /> <br />The fl~ilowing items are enclosed for your information: <br /> <br />a) <br />b) <br />e) <br />d) <br />¢) <br /> <br />Site location map <br />Site plan <br />Landscaping Plan <br />Tree Preservation Plan <br />Grading Plan <br />Building elevations <br />City Staff review letter dated June 25, 2004, revised July 9, 2004 <br /> <br />Notification: <br /> <br />Site Plans do not require a public hearing, however, because of the proposed <br />development's adjacency to a residential area, staff attempted to send notice of the July <br />l't, 2{)04 Planning Commission meeting to properties located within 700 feet of the <br />subject property. <br /> <br />Observations: <br /> <br />TSM Development, Inc. is proposing to construct a 19,440~, 13,600-, 10,200-, and a <br />15,600-square-foot storage building on Outlot A of Regency Pond. The proposed <br />development is located in the E-1 Employment District; mini-storage facilities are a <br />permitted use in this district. <br /> <br />The site plan is meeting or exceeding the required setbacks. The development is <br />proposing to construct a total of 58,840 square feet on a 4.7-acre parcel. Lot coverage has <br />been calculated at 28%, which is under the 45% maximum lot coverage restriction <br />established in City Code. <br /> <br />The revised site plan is proposing to gain access ttn'ough a private access off of Ramsey <br />Bird; the previous site plan proposed access by connecting 148th Avenue NW to Ramsey <br />Blvd. As was discussed at the July 1~t meeting, staff received some initial comments from <br />Anoka County that indicated the County would not permit any additional access onto <br />Ramsey Blvd. At the time that this agenda packet was prepared, staffhas not received any <br />additional comments fi'om A~oka County. <br /> <br /> <br />
