Hill Inc., dated June 8, 2004, revised July 2, 2004. We offer <br />the fi~llowing comments: <br /> <br />General: The revised site plan is proposing to develop a 118-unit mini-storage facility on Outlot · <br />A oF' Regency Pond. This outlot will be replatted through a minor subdivision, which is being <br />reviewed along with the site plan. Outlot A is 4.77 acres. <br /> <br />Zoning: The site is currently zoned E-1 Employment; storage facilities are a permitted use in <br />this zoning district. <br /> <br />Lot Coverage: The revised site plan proposes to construct 4 storage buildings with the following <br />dimensions: 19,440 2-, 1.~,600 ft', [0,200 , and 15,600 R', for a total of 58,840 122. The lot <br />coverage equates ro 28% (net of right-of way), which does not exceed the City's maximum lot <br />coverage o~' 45%. <br /> <br />Accessory Use: Commercial or business buildings and structures for a use accessory to the <br />principal use are permitted, but such use shall not exceed 30% of the ~oss floor space of the <br />principal use. There are no accessory buildings or uses indicated in the current proposal. Please <br />indicate I>n the revised site plan if an office will be part of the proposed project. <br /> <br />Utilities: The utility plan is being reviewed as part of the site plan submittal. The sanitary sewer <br />has been extended south to service the property, located on the northeast corner of CR 116 and <br />CR 57. The watermain needs to be looped into the existing twelve inch water main located on the <br />[~orth side o[: (PR 1. 16. This will provide a second water source to service this development. <br />Drainage and utility easements will need to be provided over these utility routes. <br /> <br /> <br />
