Storage: Site ?!cra Review <br />.June 25, 2004 <br />£evi~'ed' .JuLy 9, 2004 <br />Pc~ge 2 of 4 <br />Setbacks: The proposed building on the subject prope~7 meets or exceeds the required <br />front and. re~ yard and 20-foo~ side yard setback requirements. Ciw Code requires a 20 <br />wide ~reen space area adjacent to all public roads, which is shown on the si~e plan. The site plan <br />also shows a 60-foot bu~ryard be~w'een the proposed deveIopmen~ and the residential prope~ <br />to the eas~ and no~h. This buf~ard meets the dimensional requirements in the E-1 <br /> <br />Fence: At their July 1, 2004 meeting the Plarming Commission recommended the installation of <br />a privacy-type fence along the subject property's common property lines with residential <br />properties to the east, north, and south. The site plan still indicates an 8-foot chain link fence; the <br />site pian will need to be revised to reflect the recommendation of the Planning'Commission. <br /> <br />Landscaping: A revised landscaping plan, dated Jury 6, 2004, has been submitted. The revised <br />plan addresses most oi:' the issues that were spec/l]ed [n the review letter dared June 25, 2004. <br />Overall, the minimum number of required trees is being satisfied, however, the shrub count is <br />still short of the minimum required. While the bufferyard that spans the eastern property line, <br />which originally did not include any shrubbery,, is now showing an adequate number of plantings, <br />the overall site is still deficient roughly sixty (60) sin'ubs. Additional species should be utilized <br />to enhance the diversity., of the plantings. <br /> <br />All species and sizes stated ill the species palette are acceptable with the' exception of the Amur <br />Maple. This species is prohibited as outlined in the Ramsey Tree book and must be replaced. <br />The Ramsey Tree Book should be referenced to determine species that are either acceptable or <br />preferred. <br /> <br />Depending on the final location for access to this property., an additional buffe~.'yard may be <br />necessary,. The current design of the site would require a sixty (60) toot buffeuard area adjacent <br />to the northern property line with plantings at a minimum rate of 30% of the required <br />landscaping (same requirement as along the eastern property, line). <br /> <br />Finally, in the southeast corner, there are a number of existing trees that;appear to be in the sixty <br />(60) tbot buf~'e~ard area. However, only a couple of them are stared to be prese~wed, f£ grading <br />permits, an attempt to conserve more of these trees should be made as they will serve as <br />additional screening. <br /> <br />Ground .Cover: Ail landscaped areas must be sodded and irrigated per City Code. The <br />landscaping plan should be revised to include this [nI'ormation. <br /> <br />Architectural Standards: City Code restricts building height to 65 feet and exterior wall <br />finishes to natural or prefabricated brick or stone or pre-cast concrete panels or some other <br />material approved by City Council: ©ne fldl-size, non-color building elevation has been <br />submitted: a color rendering must be shown at the Planning Commis:~ion meeting. <br /> <br /> <br />
