The submiaed site plan does not show a waste <br />s~orage area; please indicate on the revised site pl~ where this will be located. <br /> <br />Off-Street ParMng - Spaces Required: City Code does not establish a minimum number of <br />parking spaces for mini-storage facilities, and no parking spaces are shown on the submitted, site <br />plan. At the July 1,2004 Planning Commission meeting it was indicated that a small office will <br />be located on the site; please indicate on the site plan where this ofilce will be located. City.' Code <br />requires one off-street parking space per 300 feet of ofi~ce space. <br /> <br />OFF Street Parking - Design: [n accordance with City Code, all parking and maneuvering areas <br />must be surfaced with bituminous and the perimeter of all pavement will be finished with B6/12 <br />concrete curbing. <br /> <br />Lighting: Both wall pack and standard lighting is proposed for this facility. The shop drawings <br />submitted have been reviewed. The Eagle II wall pack units do not meet the city's commercial <br />lighting standards. The Citation fiat lens standard lighting fixtures are in compliance with the city, <br />standards. <br /> <br />Drainage and Grading: A drainage and ~ading plan has been prepared as sheet 5 of 5 of the <br />submittals dated April 29, 2004. This p[an proposes to collect drainage from the northern two <br />units through a series of storm sew'er pipes and discharge runoff into an existing storm water <br />ponding area located in the adjacent Regency Ponds subdivision. Runoff from the southern unit <br />discharges into a depression located on the property to the west. <br /> <br />The grading and drainage plan should be revised to show concrete curb and gutter surrounding <br />all paved areas. Consequently the southern unit will need to be served by an extension of the <br />internal storm sewer system. Calculations must be prepared showing the impact of the proposed <br />storm water discharge on the existing pond in the Regency Pond subdivision. A hydrograph of <br />the pre and post development conditions must be presented ibr the 10 year and 100 year events <br />along with identification o~' the peak water elevations caused by both these events. Consideration <br />should be given to increasing the volume of this pond by tttilizing the eastern 50 feet of the <br />subject property. A permit will be required by the Lower Rum River Water Management <br />Organization. <br /> <br />Access: The site plan proposes to gain access through a private access off of Ramsey Blvd; the <br />previous version of the site plan proposed access by connecting 148th Avenue NW to Ramsey <br />Blvd. ,:\s was discussed at the July 1st meeting, stai~f is still in the process of soliciting comments <br />fi'om Anoka County regarding access to the site. <br /> <br />Storm Water Management Fee: The City has enacted a Stormwater Management Fee and the <br />current rate is Tl~'ee Thousand Seven Hundred Forty One Dollars ($3,741.00) per commercial <br />acre.
