CASE # <br /> <br />PUBLIC HEARING REGARDING REQUEST FOR PRELIMINARY PLAT APPROVAL <br />OF RAMSEY TOWN CENTER 3aD ADDITION; <br /> CASE OF RAMSEY TOWN CENTER LLC <br /> By: Sylvia Frolik, Community Development Director <br /> <br />Background: <br /> <br />The City has received an application for preliminary plat approval of Ramsey Town Center 3rd <br />Addition, a replat of Outlot I, Ramsey Town Center. The plat consists of 2 lots and one outlot. <br />The property is located west of Armstrong Blvd., south of Sunwood Drive and east of Zeolite <br />Street. It is bordered on the south by the Burlington Northern Santa Fe Railroad. The following <br />items are enclosed: <br /> <br />a) <br />b) <br />c) <br /> <br />Site location map <br />Proposed preliminary plat <br />City Staff Review Letter dated July 9, 2004 <br /> <br />Notification: <br /> <br />State statute requires notification of preliminary plat public hearings to owners of property <br />located within 350 feet of the subject property. Staff attempted to notify property owners within <br />700 feet of the subject property. <br /> <br />Observations: <br /> <br />The Plam~ing commission approved the sketch plan for the plat and the site plan on May 6. <br />Along with the preliminary plat, the City has received a preliminary site plan for the first phase <br />of deveh)pment on Lot 1. The site plan proposes to develop a 54,000 square foot grocery store <br />(Coburn's) and an 18,000 square fbot retail building in the northeast corner of the site. <br />Ultimately, two more commercial structures are proposed for Lot 1. City Code prohibits more <br />than one main building on a lot. Options to be explored to resolving this development issue are: <br />a) redesign the plat to create separate lots for each building; b) apply for a variance to the <br />restriction on the number of main buildings per lot; c) amend the Town Center regulations to <br />provide for multiple buildings on one lot. Lot 2 is proposed for future development with one <br />commercial structure. Ramsey Town Center LLC would develop Outlot A as a landscape <br />feature at the Town Center entrance. <br /> <br />Both of the lots meet the minimum width requirement of 80 feet. Lot 1 meets the depth <br />requirement of 100 feet; minor adjustments are required in order for Lot 2 to meet the depth <br />requirement. <br /> <br />21 <br /> <br /> <br />
