The plat will have no direct access to Armstrong Blvd. Appropriately, the plat shows dedication <br />of right-of-access along Armstrong Blvd. to the County. There will be direct access to Sunwood <br />Drive and Zeolite Street. The approved sketch plan identified one access onto Sunwood Drive <br />and one access and a truck delivery entrance from Zeolite. The preliminary site plan for the <br />development of the buildings proposes an additional access on Sunwood and on Zeolite. City <br />Staff is recommending denial of the two additional accesses as part of the site plan review for the <br />commercial structures. <br /> <br />There are some underlying drainage and utility easements fi'om the or/ginal plat of Ramsey <br />Town Center that will have to be vacated as a part of this platting process. Because of the ~build- <br />to' intent in the Town Center, the City is not requiring the standard perimeter drainage and utility <br />easements. <br /> <br />Recommendation: <br /> <br />City Staff' recommends preliminary plat approval of Ramsey Town Center 3rd Addition. <br /> <br />Commission Action: <br /> <br />Motion to recommend that City Council ~ant preliminary plat approval to Ramsey Town Center <br />-, rd <br />o Addition contingent upon compliance with the City Staff Review Letter dated July 9, 2004. <br /> <br />Review Checklist: <br /> <br />Asst.
