Medina Street <br />Loretto, MN 55357 <br /> <br />Re: Prelimimtry Plat Review: Ramsey Town Center 3rd Addition <br /> <br />Dear Greg: <br /> <br />We are in receipt of your preliminary plat entitled Ramsey Town Center 3~° Addition, prepared <br />by URS and dated June 25, 2004. We of£er the following comments: <br /> <br />General Layout. The preliminary, plat consists of one block proposed to be subdivided into 2 <br />buildable lots and one outlot. The City has received a site plan application for the first phase <br />of development on Lot 1. The site plan consists of a grocery, store with fuel amenity and car <br />wash, and a second retail building at the comer of Sunwood and Zeolite. The approved sketch <br />plan reflects that ~,vo other commercial buildings fbr retail and restaurant uses will eventually <br />be developed on Lot 1. City, Code Section 9.11.01, Sub& 1, states that there shall not be more <br />than one main building on ~ lot. Three alternatives for consideration are: a) redesio¢i2 the plat <br />to create separate lots tbr each building proposed on Lot 1; b) apply for a variance to develop <br />the lot with more than one main building; c) request an amendment to the Town Center <br />pertb~Tnance standards to provide for multiple buildings on a lot. Lot 2 is proposed for future <br />development with one building ~br retail uses. Outlot A will be developed by Ramsey Town <br />Center LLC as a landscape feature of ~e Ramsey Town Center entrance. <br /> <br />Zoning. The property is zoned Town Center Disrr/ct and is located within the TC-2 Sub- <br />District. <br /> <br />Lot Size, Width and Depth. There is no minimum lot size Ln the TC-2 district. The <br />minimum lot width is 80 feet and the minimum lot depth is 100 feet. Both lots meet the <br />width requirement; Lot 1 meets the depth requirement: some minor adjustments to the <br />depth o~' Lot 2 will be required to meet the 100/:hot requirement. <br /> <br />25 <br /> <br /> <br />
