Hill, Inc. dated May <br />21, 2004, revised _July 2,2004. We offer the following comments: <br /> <br />Generah The minor subdivision sketch plan is proposing to replat Outlot A of Regency Pond into one <br />buildable lot in order ro construct a mini-storage facility. The subject property is generally located on <br />Ramsey Blvd and Bunker Lake Blvd. The plat must be named in the final plat submittal. <br /> <br />Zoning: The site is currently zoned E-l; storage facilities are a permitted use in this zoning district. <br /> <br />Lot Sizes and Dimensions: Outlot A is approximately 4.8 acres in size, which exceeds the 1-acre <br />minimum lot size requirement [n the E-1 district. The lot has 141 feet of frontage on Bunker Lake Blvd <br />and 555 t'eet o~' frontage on Ramsey Bird, which meets the minimum lot width of 200 feet in the <br />District. <br /> <br />Streets: The site is located on Ramsey Blvd and Bunker Lake Blvd. The sketch plan proposes to <br />provide access to the site through a private access from Ramsey Bird; the previous version of the sketch <br />plan proposed access by connecting 148~t' Avenue NW to Ramsey Blvd. As was discussed at the July 1st <br />meeting, sta'~T is still in the process of soliciting comments from Anoka County regarding access to the <br />site. <br /> <br />Utilities: The utility plan is being reviewed as part of the site plan submittal. The sanitary sewer has <br />been extended south to service the property located on the northeast corner of CR 116 and CR 57. The <br />watermain needs to be looped into the existing twelve inch water main located on the north side of CR <br />1:10. This will provide a second water source to service this development. Drainage and utility easements <br />will need to be provided over these utility routes. <br /> <br />l)rainage and Grading: A drainage and grading plan has been prepared as sheet 5 of 5 of the submittals <br />dated April 29.2004. This plan proposes to collect drainage from the no~-thern two units through a series <br />o~' storm sewer pipes and discharge runoff into an existing storm water ponding area located i.n the <br />adjacent R~gency Ponds subdivision. Runoff fi'om the southern unit discharges into a depression located <br />on the property to the west. <br /> <br /> <br />
