Consequently the southern unit wilt need to be served by an extension of the internal storm sewer <br />system. 'Calculations must be prepared showing the impact of the proposed storm water discharge on the <br />existing pond in the Regency Ponds subdivision. A hydrograph of the pre and post development <br />conditions must be presented for the 10-year and lO0-year events along with identification of the peak <br />water elevations caused by both these events. Consideration should be given to increasing the volume of <br />this pond by utilizing the eastern 50 ~'eet of the subject property. A permit will be required by the Lower <br />Rum River Water Management Organization. <br /> <br />Park Dedication: Park Dedication fees for the proposed plat will be $4,356.00/acre, tbr a total of <br />$20,908.00 ($4,356.0{) x 4.8 acres). This fee will need to be paid before the City, can release the final prat <br />tbr recording. <br /> <br />Trail Develop'ment/Yees: Trail fees in the amount of $ !. 00:00 per, acre are required for Commercial and <br />lndustriaI uses. Therefore, a total of $480.00 is due in trail ):kcs. ($i00 x 4.8. acres). The City is also <br />requesting tha~ the 10-thor drainage and utility easement along the south side of the plat (adjacent to <br />County Road 116) be dedicated to a trail easement in a separate recordable form. If you have any <br />questions regarding the trail easement, please contact Mark Riverbtood at (763) 286-0833. <br /> <br />Sewer and Water Trunk Charges: Sewer and water trunk charges are charged on a per acre basis for <br />commercial and industrial properties. The 2004 rate for commercial/industrial sewer and water trunk <br />charges is $10,339 per acre. Therefore, $49,627.00 ($10,339 x 4.8 acres) is due before the City, can <br />release the plat for recording. <br /> <br />Storm Water Management Fee: The Stormwater Management Fee will be charged as part of the Site <br />Plan approval. <br /> <br />CiW Council Action: The City Council will not consider the final plat plan submittal untit the issues <br />raised in this letter are corrected, revised, and resubmitted to staff ~:br their review. <br /> <br />The Planning Commission will be meeting at 7:00 p.m. on Monday, July 12, 2004 at Ramsey Fire <br />Station, 15050 Armstrong Blvd., to review the proposed sketch plan.
