Signed engineering drawings will be need to be submitted to the <br /> building inspection department for review prior to approval of this concept. <br /> · Grade transitio2s should be smoothed out, the current plans show grade changes of <br /> 2%+ on different sides of contour lines. <br /> <br />Utility Plan: We offer the l¥11o,,ving comments on the utility plan. <br /> <br />· The hydrant in front of the large retail building on page 9 conflicts with the storm <br /> water lead to the build and is too close to the catch basin. Move the hydrant to a <br /> dit'ferent island. The landscaping plan shows a tree in the same location as this <br /> hydrant. Additional coordination of the plans is necessa~. <br />· Coordinate with the MBA plans to remove the sanitm¥ sewer and water service along <br /> Armstrong Boulevard west of the pond. <br />· The proposed watermain 'layout is being reviewed by the city consultant to verify,, <br /> adequacy of hydrant flows. This information may not be available before this review <br /> letter is sent. The results of the review will be sent to URS. <br />· The fire inspector is reviewing the hydrant layout for coverage of the site. Comments <br /> will be provided during the review process. <br />· The storm water plan approved with the final plat of Ramsey Town Center is being <br /> modified to allow more room t-'or development on this site. Meetings have been held <br /> to resolve the changes. The changes included making the southwest pond smaller, <br /> increasing the size of other ponds and changing pipe sizes and alignments. Details to <br /> be resolved include verifying that there is adequate clearance between the pipes after <br /> the change in size, verifying the clearance around the new manholes and verifying <br /> cover over the pipe. These issues were discussed at a meeting held July. 1, 2004 and <br /> work was to start on checking these specific issues. <br /> <br />The RTC development will require additional water supply wells. This was anticipated and a lot <br />was platted on the east side of Zeolite Street for a future well. An exploratory well has been <br />developed on the lot and the plans tbr pipe 50 connect this well with the city water distribution <br />system have been issued for construction. The proposed gas station on the site is within the well <br />head protection area tbr this future well. Gas Stations are not explicitly prohibited in well head <br />protection areas, however additional protection measures are required for the under~ound <br />storage tanks and dispensing areas. Plans for these additional controls must be submitted to the <br />city £br approval. Relocation of the well has been suggested by the developer. This may be <br />acceptable to the city if a suitable site tbr the new well can be found. The developer will be <br />responsible i'or reimbursing the city expenditures to date on the current well site and reimbursing <br />~:he city kbr the cost o'f pipe installed but not used to connect to the original well. <br /> <br />Landscaping: City Code requires one (!) tree per every fifty (50) lineal feet of site perimeter or <br />1,000 square feet of building coverage, whichever is greater, be planted throughout the site. A <br />portion o~' these trees should be installed along the public road frontage at no greater than thirty- <br />five (35') ~'eet on center. City Code also requires that no less than 25°./0 of the trees planted be <br />deciduous and no less than 25% coniferous. Furthermore, City.
