City Code also <br />states that one (ii) shrub per every, thirty (30) lineal feet of site perimeter or 300 square ~eet of <br />building coverage, whichever is greater, be planted. <br /> <br />The proposed total building coverage on the property, is 96,000 square feet (presuming the <br />grocery store eventually expands to 63,000 square feet), which equates to a minimuTM of ninety- <br />six (96') trees and 320 si~rubs needing to be installed. Additionally, another ~br~y~five (45) trees <br />need to be installed within the parking lot area to satisfy, to the parking lot landscaping <br />requirements (there are roughly 450 parking stalls). Therel:bre, overall a minimum of 141 trees <br />must be installed tl-u'oughout the site. <br /> <br />At [east thirteen (13) trees must be installed along Armstrong Blvd, at a spacing no ~eater than <br />thirty-five (35) ~ket on center, to satist¥ the public road fi'on[age planting requirement. The Town <br />Center master streetscape includes parkway trees along Sunwood Dr and Zeolite St which satisfy <br />the public road frontage requirements along both of those streets. <br /> <br />The current landscaping plan includes 102 trees and 348 shrubs. The parking lot requiremems <br />and the sln'ub requirements are being fulfilled. However, an additional thirty-nine (39) trees must <br />be inco~orated into the plan to meet the minimum number of required trees. A number of these <br />trees should be positioned along the western property boundary where there is still amp{e <br />planting space and they will satisfy,' the public road ~¥ontage requirement along Armstrong Blvd. <br /> <br />There is one concern regarding the location of one of the evergreen trees. In the southwest <br />comer, near the prescription drive-thru, there is a conifer shown adjacent to the row ct' ten (i0) <br />parking stalls. As this tree matures, the lower branches may obstruct the view of patrons that are <br />backing out of the adjacent parking stall or could damage a vehicle. It is recommended that this <br />tree be substituted with a deciduous overs[ct? tree. <br /> <br />A revised landscaping plan should be submitted. It should include the additional trees as <br />required under City Code as welt as provide details regarding the proposed species. At a <br />minimum, the species palette must include the e, ommon name, Latin name, and size of each <br />species. As a final note, those buildings that are constructed at a later time must comply with the <br />landscaping plan that receives final approval by the City. Any deviations must receive approval <br />from the City prior to the materials being installed. <br /> <br />Access: The sketch plan approved by the City Council on May 11, 2004, showed one access on <br />the south side of Sunwood Drive, west of Zeolite Street and said access aligned with the <br />proposed access on the aorth side of Sunwood Drive. The Interim Streetscape Ptan prepared by <br />URS and dated July 7, 2004 shows two accesses on the south side of Sunwood Drive and the <br />westerly access is o/c'~'set approximately 65 feet fi'om the access on the north side of Sunwood <br />Drive. The westerly access on the south side of Sunwood must be CCh'Coted to align with the <br />north side. And, the second access on the south side of Sunwood must be diminated in <br />accordance with the approved sketch plan. as access to Municipal State Aid road shall be limited. <br />The approved sketch plan showed one pubiic access to Zeolite Street and a truck access to the <br /> <br />84 <br /> <br /> <br />
