The plans no,,,,- show an additional <br />public access on Zeolite Street, adjacent to the truck ac'cess. This second access on Zeolite <br />should also be eliminated from the plan for public safety reasons because of its proximity to the <br />truck entrance and the comer intersection of Zeolite and Civic Center Drive. <br /> <br />Building Height: The TC-2 [District states buildings must be 1 -3 stories in height. The proposed <br />structure is one story and therefore meets the height requirements. <br /> <br />Parking Standards: Since there will be shared parking on the entirety of Block 1, the parking <br />requirements tbr Lot i and 2 will be reviewed in total at this time. City Code states that 4 <br />parking spaces are required for each 1,000 square feet of retail space and 5 spaces are requk'ed <br />for every 1,000 square feet of restaurant space. There is ultimately 92,000 square feet of retail <br />and 8,000 square t'eer of restaurant planned for Lot 1 and 5,000 square feet of retail proposed for <br />Lot 2. This equates to a minimum of 428 par!ring spaces (40 restaurant and 388 retail). The <br />preliminary site plan indicates that approximately 451 spaces will be provided.' City Code also <br />states that a development cannot exceed parking stall minimums by more .than 25%, the site plan <br />is providing an additional 23 parking stalls, which is only a .05% increase. The site plan meets <br />parking requirements established in City Code. <br /> <br />Loading Docks: The loading docks are located in the southeast corner of the building and will <br />receive access from Zeolite Street. A 12 foot high precast, smooth face, aggregate wall is <br />proposed to screen the loading dock activity from public view. Staff finds this proposal <br />extreme {y acceptable. <br /> <br />Waste Storage: City Code requires that all solid waste and refuse receptacles be stored ~vith. ina <br />completely screened structure or container. The submittals are deficient of this requirement and <br />must be modified accordingly. <br /> <br />Lighting: Please provide the City witk details regarding the lighting that will be on the building <br />and located in the parking lot for review. City standards require that the luminaire (light source) <br />must t-~ot be visine t'rom beyond the-property line. The applicant should submit shop drawings of <br />the lighting fixtures for review and approval by the City Engineer.' " <br /> <br />Signs: A sign permit will be required for all site signs. Wall signs are limited to a total square <br />footage equal to 15% of the area of the ~'ront building t5gade. At least 50% of that allotment <br />must be placed on the fi'ont wall: remaining signage area may be distributed on other wails of the <br />building. Wall signs may not exceed the top of the wall. One ground sign is allowed tbr each <br />parcel at a ,size not to exceed 100 square feet. City Code also has provisions for drive-up menu <br />boards, parking lot directional signs; window signs and real estate signs. <br /> <br />REU Nu,nber: impervious sur~hce and green space calculations are required to be submitted in <br />order to determine die quarterly REU charge. <br /> <br />85 <br /> <br /> <br />
