This imtbrmation may not be available before this review letter is sent. The results of the review will be sent to URS. · The fire inspector is reviewing the hydrant layout for coverage of the site. Comments will be provided during the review process. · The storm water plan approved with the final plat of Ramsey Town Center is being modified to allow more room for development on this site. Meetings have been held to resolve the changes. The changes included making the southwest pond smaller, increasing the size of other ponds and changing pipe sizes and alignments. Details t'o be resolved include verifying that there is adequate clearance between the pipes after the change in size, verifying the clearance around the new manholes and verifying cover over the pipe. These issues were discussed at a meeting held July 1, 2004 and work was to start on checking these specific issues. The RTC development will require additional water supply wells. This was anticipated and a lot was platted on the east side of Zeolite Street for a future well. An exploratory well has been developed on the lot and the plans for pipe to connect this well with the city water distribution system have been issued for construction. Landscaping: City Code requires one (I) tree per every fifty (50) lineal feet of site perimeter or 1,000 square feet of building coverage, whichever is greater, be planted throughout the site. A portion of these trees should be installed along the public road frontage at no ~eater than thirty- five (35) ~'eet on center. City Code also requires that no less than 25% of the trees planted be deciduous and no less than 25% coniferous. Furthermore, City Code requires that no more than 25% of the trees planted consist of ornamental trees. Parking lot landscaping is also required, one (1) tree per every ten (10) parking stalls. In addition to the tree requirements, City Code also states that one (1) shrub per every thirty (30) lineal feet of site perimeter or 300 square feet of building coverage, whichever is greater, be planted. The following comments mirror those comments contained in the site plan review letter for the grocery store. The proposed total building coverage on the property is 96,000 square feet, which equates to a minimum of ninety-six (96) trees and 320 shrubs needing to be'installed. Additionally, another forty-five (45) trees need to be installed within the parking lot area to satisfy to the parking lot landscaping requirements (there are roughly 450 parking stalls). Theretbre, overall a minimum of 141 trees must be installed throughout the site. At [east thirteen (13) trees must be installed along Armstrong BNd, at a spacing no greater than thirty-five (35) feet on center, to satisfy the public road i¥ontage planting requirement. The Town Center master streetscape includes parkway trees along Sunwood Dr and Zeolite St which satisfy the public road fi'ontage requirements along both of those streets. The current landscaping plan includes 102 trees and 348 shrubs. The parking lot requirements and the ,shrub requirements are being fulfilled.
