Total acreage is 50 acres and 182 housing units
are proposed; 76 courtyard type units, some cluster housing and the balance
will be single family dwellings and there will be an MSA street running through
the project. The developer is requesting preliminary PUD approval tonight.
A homeowners association will be formed for lawn service, maintenance and snow
removal on common driveways. Throughout the entire project there will be
fairly restrictive covenance. Cluster type housing has been done before and
it has been very successful.

John Lichter - 14060 Fluorine, Flintwood I - At the public hearing conducted
on January 24, 1984 it was indicated that the homeowners association agreement
and restrictive covenance would be part of the PUD approval; do not see these
included in tonight's proposed resolution regarding preliminary approval.

Mr. Dick Carson - This is preliminary approval we are requesting tonight;
homeowners association agreement and restrictive covenance will be a part of
final approval. Do not know as they are required but we intend to provide

Mayor Gamec - Council was provided with copies of the homeowners association
agreement and restrictive covenance in their agendas.

C/February 28, 1984
Public Hearing
Page 1 of 3
