Archeologtcal and Historical ~sources

~his develofment will not affect any significant archeological or
historical resources identified to date. (F~ and comments from the
~nnesota l~istortcal Society)

L. Parks and Special Resource Areas

~his development will not adversely affect any parks. ~he developaent
will affect a special resource area; that of approximtely 1,200 acres
of open space in the City. (EAW)

M. Boads and Traffic

This develol~ent is estimated to generate approximately 2,550
additional average daily traffic oount. Access to the develol:ment is
proposed to be from either Jarvis Street or Trunk Highway 10/169.
Access from Trunk Highway 10/169 would include the oonstruction of new
left turn lane for eastbound traffic on Trunk Highway 10/169 and a new
right turn lane for westbound traffic on Trunk Highway 10/169. (EAW
and comments from MN/DOT).

Ener~

Adequate enerqy resources are available to construct and serve the
project. Propane gas is presently available to the development;
natural gas will be available to the developaent and will be provided
by North Central Public Service. Electricity is available to the
development and is provided by the United Po~er Association. (EAW)

~his developaent includes single family residential development and
o~m~ercial development. No future resubdivision of this development
is anticipated. Future development to the south of the site would be
commercial/retail developaent and would be a)nsistent with the City's
Comprehensive Plan for that area. Future development to the north
and east of the site would be single family residential type
developments and would also be consistent with the City's
Comprehensive Plan for that area.
