(EAW) <br /> <br />M. Boads and Traffic <br /> <br />This develol~ent is estimated to generate approximately 2,550 <br />additional average daily traffic oount. Access to the develol:ment is <br />proposed to be from either Jarvis Street or Trunk Highway 10/169. <br />Access from Trunk Highway 10/169 would include the oonstruction of new <br />left turn lane for eastbound traffic on Trunk Highway 10/169 and a new <br />right turn lane for westbound traffic on Trunk Highway 10/169. (EAW <br />and comments from MN/DOT). <br /> <br />Ener~ <br /> <br />Adequate enerqy resources are available to construct and serve the <br />project. Propane gas is presently available to the development; <br />natural gas will be available to the developaent and will be provided <br />by North Central Public Service. Electricity is available to the <br />development and is provided by the United Po~er Association. (EAW) <br /> <br />~his developaent includes single family residential development and <br />o~m~ercial development. No future resubdivision of this development <br />is anticipated. Future development to the south of the site would be <br />commercial/retail developaent and would be a)nsistent with the City's <br />Comprehensive Plan for that area. Future development to the north <br />and east of the site would be single family residential type <br />developments and would also be consistent with the City's <br />Comprehensive Plan for that area.
