I I I I I I I I I I I I ~at ~e Criteria for ~pproval/Disapprova] are as follc~s: a. ~at the ~ppltcant's request to operate an auta~btle sales and repair mervioe tn the I-1 tr~ustrtai district will not be detrimental to oz endangez the public health, safety or general welfare and is not oontrary to other goverr~ental standards or regulations; b. That the proposed use will not be unsightly or undesireab]e or obnoxious in appearance and it will not hinder the orderly and harmonious development of the I-1 industrial district; c. ~hat adequate on-site parking and drainage will be provided; and d. That the proposed use will conform to the regulations of the industrial district except that a condit~or~l ~se permit is required. ~at the Performanoe Star~ards are as a. ~hat fire protection is provided by the cities of Rnoka and Elk River ar~ that the [xoposed ~se will not create a fire hazard; b. ~hat the proposed use shall not create any electrical disturbances; c. ~hat the proposed use shall not create any noise disturbances; d. ~hat the proposed ~se shall not c~eate any vibra%ion disturbance; e. ~hat the proposed use shall not create any malodorous gas or matter; f. ~hat the proposed ~se shall not create any air pollution; g. ~hat the proposed use shall not create any glare fr(~ lighting devices; h. ~at the proposed use shall not create any wind or water erosion; and i. ~hat the proposed ~se shall not create any water pollution. 8. ~hat the City reserves the .right to inspect the property at any time if it reoeives oomplaints from adjoining property owners. ~he motion for the adoption of the foregoing findings of fact was duly seoonded b~ Councilm~uber a~d upon vote being taken thereon, the following voted in favor thereof: m and the following voted against the same: whereupon said findings of fact were declared duly passed and adopted by the Bamsey City O)uncil this the day of , 1986.
