taxes were $2535. That home is on a wooded river lot with two fireplaces,
shakes, brick exterior and pool. Another home in the ares is on a wooded lot
with a 3 car garage, approximately 3,000 square feet; taxes are $1900. Nr.
Williams stated that he has one fireplace, a two car garage and 2700 square
feet. The taxes on the home across the street are $1823. There seems to be
inequities. Mr. Williams inquired if he is being assessed more because his
garage is sheetrocked.

Hr. Wirz stated that Hr. Williams value was figured at a replacement rate of
$56.67/square foot and noted that ground floor square footage is 1800. Hr.
Wirz stated that the garage was classified as a basic *D' class garage.
Mr. Wirz stated that he cannot explain the $300-$400 discrepancy in taxes if
the homes are assessed appropriately. Mr. Wirz stated that he is willing to
review Mr. Williams* home again.

Mr. Starkey noted that Mr. Williams brought in his tax statement and not his
market valuation.

Councilmember Cox stated that his hearing is to deal with property valuations;
this Council cannot do anything about the taxes.

Mr. Starkey stated that after Mr. Wirz reviews the Williams* property again and
if there is a discrepancy, the County can go back and abate it based on Mr.
Wirz's findings. If Mr. Wirz does not find a discrepancy, Mr. Williams can
request the County to review the property.

~ernhard Riewe - 17413 Unicorn - ~R06-32-25-~4-0017 - Stated his property
valuation increased from $55,500 in 1985 to $56,900 in 1986. Hr. Riewe
disagrees with the increase when there is a decrease in land values. When he
built his home he paid $10,000 for the lot; a neighbor built this year and paid
$8,700 for his lot. No improvement have been made to the property; one half of
the parcel is bare.

Hr. Wirz explained that a lot of the minor flat charges for amenities have been
eliminated and replaced with a standard rate charge; Mr. Riewe's property was
not receiving those flat charges but is now being charged with a standard rate
for amenities.

Hr. Riewe requested that Council notify him if there will be an adjustment to
his property valuation.

Fred Nebelung - 17675 Argon Street - ~R01-32-25-31-0013 - Stated that his
property valuation received a large increase from 1984 to 1985 and now the 1986
valuation increased another $2,100. Stated that he has no paved driveway and
no finished basement.

Mr. Wirz stated that Mr. Nebelung's first assessment was based on a 94%
complete rate and it is still being assessed at that rate. The increase in the
taxes is most likely due to the fact that it is a river lot.

pam Stanke - 15125 Garnet - ~P.22-32-25-31-0001 - Stated that her property
valuation increased $12,500; $90,800 in 1985 and $102,300 in 1986. No
improvements have been made to the property.
April 17, 1986
