THIRD AMENDMENT TO LEASE FOR PART OF COMMERCIAL BUILDING LOCATED AT 6701 HIGHWAY 10 N.W., RAMSEY, MN This Third Amendment is entered into by and between the City of Ramsey ("Lessor") and the Northwest Anoka County Community Consortium ("Lessee"), and amends the Lease between the parties dated February 7, 2007, First Amendment to Lease dated February 26, 2010, and the (Second) Amendment to Lease dated June 28, 2013. Recitals 1. Lessee operates an educational program on the Premises located at 6701 Highway 10 in Ramsey (PID 34-32-25-12-0009). 2. Landlord also owns the adjacent parcel directly to the east, which is legally described as Outlot A, Deal Industrial Park (PID 34-32-25-12-0010) ("Subject Property"). 3. Lessee wishes to utilize a portion of the Subject Property for establishing gardens to be used as part of its curriculum. 4. Landlord is willing to lease a portion of the Subject Property to Lessee. Agreement 1. Recitals. The recitals set forth above are hereby incorporated into this Amendment. 2. Term. This Third Amendment is effective upon execution by both parties and shall remain in effect through November 30, 2016. 3. Additional Leased Area. The portion of the Subject Property leased pursuant to this Third Amendment is a 20' x 40' area in the northwest corner of the Subject Property ("Additional Leased Area"). The intent is to lease the rectangular area located on the north end of the Subject Property adjacent to the tree line. See the attached Exhibit 1. 4. Use. The Additional Leased Area is to be used for the purpose of establishing and maintaining two raised bed gardens and a compost bin. No sheds or other structures shall be constructed or set in the Additional Leased Area. Any tools and materials not stored within the garden beds or compost bin shall be stored within the Premises.
