5. License. Concurrent with the term set forth in this Third Amendment, Landlord <br /> grants Lessee the non-exclusive right to ingress and egress across the Subject <br /> Property for the purposes referenced herein, utilizing the most direct route from <br /> the Premises reasonably possible. This license includes the right to run a garden <br /> hose from the Premises to the Additional Leased Area as needed. This license <br /> does not grant Lessee the right store hoses or other materials outside of the <br /> Additional Leased Area. <br /> 6. Maintenance. Lessee shall maintain the raised garden beds and compost bin. <br /> Lessor shall continue to maintain the lawn within the Additional Leased Area <br /> consistent with the remainder of the Subject Property and to the extent possible <br /> using the equipment it typically uses at the Subject Property. In the event that <br /> Lessor's equipment cannot reasonably navigate or fit between the raised garden <br /> beds and/or compost bin, Lessee shall be responsible for lawn maintenance in <br /> those areas. <br /> 7. Rent. Lessee agrees to pay Lessor rent of one dollar for the Term of this Third <br /> Amendment. <br /> 8. Garden Removal. Upon termination of the Lease and any amendment thereto, <br /> Tenant shall, at its sole cost, within 30 days, remove all improvements to the <br /> Subject Property, and shall restore the Subject Property to its original condition. <br /> 9. Existing Terms.
