<br />Councilmember Williams introduced the following resolution and moved for its adoption: <br /> <br />RESOLUTION #16-09-153 <br /> <br />A RESOLUTION ADOPTING FINDINGS OF FACT #0966 RELATING TO A REQUEST <br />FROM JASON AND SUSAN NORDQUIST FOR A CONDITIONAL USE PERMIT TO <br />CONSTRUCT AN OVERSIZED DETACHED ACCESSORY STRUCTURE AT THE <br />TH <br />PROPERTY LOCATED AT 8855 176 AVENUE NW. <br /> <br /> WHEREAS, <br /> Jason and Susan Nordquist, hereinafter referred to as the “Applicant,” have <br />properly applied for a Conditional Use Permit to construct an oversized detached accessory <br />th <br />structure on the property located at 8855 176 Avenue NW and legally described as follows: <br /> <br />LOT 1, BLOCK 1, COUNTRYSIDE ESTATES, Anoka County, Minnesota. <br /> <br /> (“Subject Property”) <br /> <br />NOW THEREFORE, BE IT RESOLVED BY THIS PLANNING COMMISSION OF THE <br />CITY OF RAMSEY, ANOKA COUNTY, STATE OF MINNESOTA that the findings of fact <br />relating to the request are determined to be as follows: <br /> <br /> <br /> <br />1.That the Applicant appeared before the Planning Commission for a public hearing pursuant <br />to Section 117-51 of the Ramsey City Code on September 1, 2016, and that said public <br />hearing was properly advertised and that the minutes of said public hearing are hereby <br />incorporated by reference. <br /> <br /> <br />2.That the Subject Property is zoned R-1 Residential (Rural Developing) and is surrounded <br />by properties also zoned R-1 Residential (Rural Developing). <br /> <br /> <br />3.That the Subject Property is approximately 1.45 acres in size (total). <br /> <br /> <br />4.That Section 117-349 (d) (14) b. of City Code allows parcels between 43,560 and 65,339 <br />square feet (1 acre to 1.49 acres) to have up to three (3) detached accessory structures, <br />totaling a maximum of 2,200 square feet- not including attached garages. <br /> <br /> <br />5.That the existing structures on the Subject Property total 2,334 square feet and include a <br />single family home with attached two (2) stall garage (1,710 sf building footprint), and a <br />detached two (2) stall garage (624 sf). <br /> <br /> <br />6.That per Section 117-349 (d) (14) b., there is currently a remainder of 1,576 square feet of <br />accessory building area permitted on the Subject Property. <br /> <br /> <br />7.That the Applicant is requesting a Conditional Use Permit to construct a 2,400 square foot <br />detached accessory building in the rear yard of the Subject Property, per Section 117-111 <br />(c) (4), which establishes oversized accessory structures as a Conditional Use in the R-1 <br />Residential (Rural Developing) zoning district. <br /> <br />
