As you knov, the conditional use per~it agreement outlines <br />several conditions that ,ust be complied vith in order to ~aintain the <br />conditional use peri, it. As you recall, several of the conditions of <br />this agreement state that there shall be no salvage or Junk yard <br />activities conducted fro~ the business and that there viii be no <br />outside storage of materials other than automobiles that ere for sale. <br />It appears that you may be storing junk car parts and rubbish outside <br />on the property; this appears to be a violation of these conditions. <br /> <br />In addition, the hours of operation are limited from 8:00 a.~. to 8:00 <br />p.m., I%nday through Friday, and 8:00 a.m. to 5:00 p.m. on Saturday, <br />and no operation on Sunday. City Staff has received reports that <br />there appeared to be activity occuring at this adddress outside of <br />those hours specified. <br /> <br />The City Code requires that all off-street pa;king areas in the Urban <br />Area shall be paved vith a durable and dustless surface in conformance <br />vith City engineering standards. Code also requires that this area <br />shall be graded and drained so that the surface rater is disposed of <br />satisfactorily. This requirement does apply to open sales lots for <br />cars and trucks. As the property at 14700 ]ovthen Blvd. 1~ ia located <br />in an Urban District, this requirement also applies to your sales lot. <br /> <br />These concerns should be addressed as soon as possible.
