Based on this experience, staff updated landscaping <br />requirements in the Commercial and Industrial Zoning Districts to include a more reasonable <br />shrub requirement and a small reduction in the tree requirement. Staff is recommending that five <br />additional trees be planted on the site. Staff is also recommending 25 additional shrubs be <br />planted, along the building foundation near the entrance and along the Azurite Street frontage. <br />This would meet the requirements of the new landscaping requirements in the E-1 Employment <br />District. If this is the action taken by the Council, a revised landscaping plan will be needed. <br /> <br />Motion by Councilmember Cook, second by Councilmember Elvig, to grant approval of the <br />revised landscaping plan for Paddock Investments (Cabinetry Concepts). <br /> <br />Motion carried. Case of Sharp <br />and Associates <br /> <br />Moved up in the agenda to follow Case #5. <br /> <br />Case #12: <br /> <br />Request for Preliminary Plat Approval of Ramsey Town Center 3~d <br />Addition; Case of Ramsey Town Center LLC <br /> <br />Community Development Director Frolik explained the City has received an application for <br />preliminary plat approval of Ramsey Town Center 3~d Addition, a replant of Outlot I, Ramsey <br />Town Center. The plat consists of two lots and one Outlot. Both of the lots meet the minimum <br />width requirement of 80 feet. Lot 1 meets the depth requirement of 100 feet; minor adjustments <br />are required in order for Lot 2 to meet the depth requirement. The plat will have no direct access <br />to Armstrong Boulevard. Appropriately, the plat shows dedication of right-of-way access along <br />Armstrong Boulevard to the County. There will be direct access to Sunwood Drive and Zeolite <br />Street. The approved sketch plan identified one access onto Sunwood Drive and one access and <br />a track delivery entrance fi'om Zeolite. The preliminary site plan for the development of the <br />buildings proposes an additional access on Sunwood and on Zeolite. The Planning Commission <br />recommended approval of the additional access on Sunwood and denial of the additional access <br />at the comer of Zeolite and Civic Center Drive. The applicant has stated they reserve the right to <br />reconsider this if the access at Sunwood Drive is denied. There are some underlying drainage <br />and utility easements from the original plat of Ramsey Town Center that will have to be vacated <br />as a part of this platting process.
