PROPOSED I~IItDIRGS OF FACT <br /> SCOTT BLOWERS <br /> <br />1. That Hr. Scott Blowers, hereinafter referred to as "Applicant," has <br />properly applied for a conditions1 use permit to operate a cabinet <br />manufacturing business in the B-1 Business district. <br /> <br />2. That the Applicant appeared before the Planning and Zoning Commission for a <br />public hearing pursuant to Section I70.I013D of the City Code on September 2, <br />1986 and said public hearing was properly advertised and minutes of that public <br />hearing are hereby incorporated by reference. <br /> <br />3. That the property which is the subject of the application is located at <br />6043 Mighway 10 N.W. and is legally described as follows: <br /> <br />Lot 23, Auditor's Subdivision No. 96, lnoka County, Minnesota <br /> <br />-and- <br /> <br />That part of Lot 22, Auditor's Subdivision No. 96, more particularly <br />described as follows: the Northeasterly 206.43 feet as measured at right <br />angles to the Northeasterly line of said Lot 22, of the Southeasterly <br />211.02 feet as measured at right angles to the Southeasterly line of said <br />Lot 22, subject to easements of record, if any, Anoka County, Minnesota. <br /> <br />4. That the subject property is located in the B-1 Business district and <br />manufacturing operations are not permitted uses in this district. <br /> <br />5. That previous operations on the subject property included manufacturing <br />operations of agricultural implements. <br /> <br />6. That on August 12, 1986, the Ramsey City Council approved a similar request <br />for a conditional use permit for manufacturing operations on the subject <br />property. <br /> <br />7. That the adjacent property to the west, east and south is zoned B-1 <br />Business and the property to the north across the railroad tracks is zoned I -1 <br />Industrial. <br /> <br />8. That the proposed use will not create a significant increase in traffic <br />flow to the area. <br /> <br />9. That the proposed use will not be detrimental or dangerous to persons <br />residing or working in the vicinity. <br /> <br />10. That the proposed use will not impair the use or value of surrounding <br />property. <br /> <br />1. That the proposed use will be maintained and operated so as to be harmonious <br />and appropriate in appearance with the existing and intended character of the B- <br />1 Business district. <br /> <br /> <br />
