As you know, the conditional use permit agreement outlines several conditions that must be complied with in order to maintain the conditional use permit. As you recall, several of the conditions of this agreement state that there shall be no salvage or Junk yard activities conducted from the business and that there viii be no outside storage of materials other than automobiles that are for sale. It appears that you may be storing junk car parts and rubbish outside on the property; this appears to be a violation of these conditions. In addition, the hours of operation are limited from 8:00 a.m. to 8:00 p.m., Monday through Friday, and 8:00 a.m, to 5:00 p,m. on Saturday, and no operation on Sunday. City Staff has received reports that there appeared to be activity occuring at this adddress outside of those hours specified. The City Code requires that all off-street pa~king areas in the Urban Area shall be paved with a durable and dustless surface in conformance with City ensineerin§ standards. Code also requires that this area shall be graded and drained so that the surface water is disposed of satisfactorily. This requirement does apply to open sales lots for cars and trucks. As the property at 14700 ~ovthen Blvd. 1~ is located in an Urban District, this requirement also applies to your sales lot, These concerns should be addressed as soon as possible, I look forward to hearing from you as to your schedule for completing these requirements.
