Subdivision, Anoka County, Minnesota, described as follows: Beginning at <br />the intersection of the Northerly right-of-way line of U.S. Highway 10 and <br />169 and the East line of said section also being the Southeast corner of <br />said Lot 7; thence Northwesterly along said highway right-of-way line a <br />distance of 36.30 feet; thence North and parallel with the East line of <br />Section 28, Township 32, Range 25 a distance of 203.46 feet to the actual <br />point of beginning of the tract to be described; thence West and parallel <br />with the South line of said section a distance of 85 feet; thence North <br />and parallel with the East line of said section to the Northerly line of <br />said Lot 7 which said Northerly line is also the Southerly railroad right- <br />of-way line; thence East along said railroad right-of-way to a point on a <br />line drawn parallel with and 33 feet West of the East line of said Section <br />28; thence South alongsaid parallel line to the point of beginning. <br /> <br />4. That the subject property is located in the I-1 Industrial District and <br />permitted uses do not include automobile sales businesses. <br /> <br />5. That the Applicant is proposing to operate an automobile sales business <br />from the subject property. <br /> <br />6. That the subject property is approximately 1.45 acres in size. <br /> <br />7. That the adjoining properties are zoned I-1 Industrial. <br /> <br />8. That there are other similar permitted conditional uses in the area. <br /> <br />9. That the proposed use will not be unduly dangerous or detrimental to <br />persons residing or working in the vicinity. <br /> <br />10. That the proposed use will not substantially impair the use or enjoyment <br />of surrounding properties. <br /> <br />11. That the proposed use may not be harmonious with specific objectives of <br />the Comprehensive Plan. <br /> <br />12. That the proposed use will be operated and maintained so as to be <br />appropriate in appearance with existing and intended character of the general <br />vic inity. <br /> <br />13. That the proposed use will not be hazardous or disserving to existing or <br />future neighboring uses. <br /> <br />14. That the proposed use may be an improvement to property iu the immediate <br />vicinity. <br /> <br />15. That the proposed use will not create excessive additional requirements <br />for public facilities and services. <br /> <br />16. That the proposed use will not involve uses or activities that are <br />detrimental to the general welfare. <br /> <br />17.
