III. <br /> <br />EXISTING CONDITIONS <br /> <br />The proposed project area as shown on Exhibit A consists of <br />approximately 230 acres of gently rolling land located within <br />the city's 1990 Urban Service Area. Elevations vary from <br />approximately 860 feet above mean sea level in the southeast to <br />approximately 890 feet above mean sea level at the intersection <br />of Industry Avenue and Sunfish Lake Boulevard. <br /> <br />Presently approximately one third of the area is developed. <br />This development is mainly commercial/industrial and is <br />generally located along Industry Avenue and Sunfish Lake <br />Boulevard. <br /> <br />Sanitary sewer service to the area is available through the <br />Anoka segment of the CAB Interceptor. The Anoka Interceptor <br />discharges to the Anoka Wastewater Treatment Plant on an interim <br />basis. The ultimate plan is to phase out the Anoka Plant upon <br />completion of the CAB Interceptor and the Minneapolis East <br />Interceptor revisions and discharge all of the City of Ramsey's <br />flow to the Metropolitan Wastewater Treatment Plant (Pig's Eye) <br />in St. Paul. <br /> <br />Since the proposed sanitary sewer is the first extension of <br />sewer into Ramsey along U.S. Highway 10 and 169, an <br />Environmental Assessment Worksheet was prepared this summer. <br />September 24, 1986, the Minnesota Pollution Control Agency <br />approved the Findings of Fact for the E.A.W. which concluded <br />that this project does not have the potential for significant <br />environmental effects. <br /> <br /> 3 <br /> <br />On <br /> <br /> <br />
