street right-of-way. <br /> <br />STORAGE <br /> <br />Garbage receptacles, refuse areas must be in rear or side <br />yards, and must be screened from view. <br /> <br />ko exterior storage shall be allowed if the property abutts <br />an R-IR, R-1U or R-2U district. Where the property does not <br />abutt such district, all exterior storage shall be screened <br />with the exception of: <br /> a. merchandise displayed for sale; or <br /> b. materials and equipment presently being used for <br /> construction on the premises. <br /> <br />LANDSCAPING <br /> <br />All business uses shall provide a landscaped area along all <br />streets and areas separating business from residential use. <br />This shall be kept clear of all structures, storage, and off- <br />street parking. Where any business use is adjacent to a <br />residential use, the business use shall provide screening <br />and a minimum of a forty (40) foot wide landscaped yard <br />along the boundary of the residential property. When a <br />business use is across the street from a residential use, <br />that business use shall provide a minimum of twenty feet of <br />landscaped yard between the street and structure or parking <br />area. Except for driveways, the landscaped area shall <br />extend along both streets in the case of a corner lot. <br /> <br />All structures, required landscaping and fences shall be <br />maintained so as not to be unsightly to adjoining areas. <br /> <br />A finished ground grade shall be established such that <br />natural drainage away from all buildings is provided. <br /> <br />SCREENING <br /> <br />Where any business is adjacent to residentially zoned/used <br />property, there shall be screening provided along the <br />boundary of the residential property. Screening shall also <br />be provided where a business or parking lot is across the <br />street from a residential zone (but not on that side of the <br />business considered to be the front). Screening shall <br />consist of one or more of the following: <br /> <br />a. shrubs; <br />b. berms; <br />c. trees. <br /> <br />Screening shall be provided such that the business use is <br />partially obstructed from view from the residentially used <br />or zoned property. <br /> <br />Screening shall be not less than five feet high, except all <br /> 66 <br /> <br />17 <br /> <br /> <br />
