screening within 20 feet of any driveway or street <br />right-of-way shall be less than 36 inches in height above <br />the curb or center of the street, The screening shall be <br />placed alon~ property lines. <br /> <br />LIGHTING <br /> <br />Any lighting used to illuminate an off-street parking area, <br />sign or structure, shall be arranged to deflect light away <br />from any adjoining residential district or public street. <br />Bulbs emitting iu excess of 3000 lumens (150 watts) shall be <br />so directed that the bulb is not visible from off of the <br />property where such light source is located. <br /> <br />ARCHITECTURAL CONTROL <br /> <br />All exterior wall finishes on any building shall be: <br /> <br /> a. face brick; <br /> b. natural stone; <br /> c. specifically designed precast concrete units whose <br /> surfaces have been integrally treated with an <br /> applied decorative material or texture; <br /> d. factory fabricated and finished metal framed panel <br /> construction, if the panel material is to be of <br /> those noted in a, b, or c above; or <br /> e. other material as may be approved by the Planning <br /> Commission and City Council. <br />Combinations of such materials shall be permitted. <br /> <br />ENVIRONMENTAL PROTECTION AND CRITICAL RIVERS KEGUI~TIONS <br /> <br />Certain areas in the B-2 district are located within <br />Environmental Protection and Critical Rivers areas and are <br />subject to additional regulations as specified in Section <br />170.018. <br /> <br />FLOOD PLAIN REGULATIONS <br /> <br />Certain areas in the B-2 district are located within <br />designated Flood Plains and are subject to additional <br />regulations as specified in Section 170.019. <br /> <br />SCENIC RIVERS REGULATIONS <br /> <br />Certain areas in the B-2 district are located within Scenic <br />Rivers areas and are subject to additional regulations as <br />specified in 170.0110. <br /> <br />67 <br /> <br /> <br />
