Councilmember moved the adoption of the following findings of fact: <br /> <br />~INDINCS OF ~ACT Ol <br /> PA~ABODY, INC. <br /> <br />1. That Hr. Steve Duncan representing Parabody, Inc., hereinafter referred to <br />as "Applicant,' has properly applied for a conditional use permit to <br />manufacture body building equipment in the B-1 Business District. <br /> <br />2. That the Applicant appeared before the Planning and Zoning Commission for a <br />pubIic hearing pursuant to Section 170.016 of the City Code on August 5, 1986 <br />and that said public hearing was properly advertised and minutes of that public <br />hearing are hereby incorporated by reference. <br /> <br />3. That the property which is the subject of the application is located at <br />6043 Highway I0 N.W. and is legally described as follows: <br /> <br />Lot 23, Auditors Subdivision No. 96, Anoka County, Hinnesota <br /> <br />-and- <br /> <br />That part of Lot 22, Auditors Subdivision No. 96, more particularly <br />described as follows: the Northeasterly 206.43 feet as measured at right <br />angles to the Northeasterly line of said Lot 22, of the Southeasterly <br />211.02 feet as measured at right angles to the Southeasterly line of said <br />Lot 22, subject to easements of record, if any, Anoka County, Hinnesota. <br /> <br />4. That the subject property is approximately 2 acres in size and is located <br />in the B-1 Business District. <br /> <br />5. That manufacturing operations are not permitted uses in the B-I Business <br />District, <br /> <br />6. That previous operations on the subject property included manufacturing <br />operations of agricultural implements. <br /> <br />7. That the adjoining property to the east, west and south is zoned B-1 <br />Business and the adjoining property to the north is zoned I-1 Industrial. <br /> <br />8. That there are no other similar permitted uses in the B-1 Business <br />District. <br /> <br />9. That the proposed use will not have an adverse effect on traffic in the <br />area, <br /> <br />10. That the proposed use will not be detrimental to the public welfare and <br />will not substantially impair the use or enjoyment of propery in the area. <br /> <br />11. That the Criteria for Approval/Disapproval are as follows: <br /> <br />That the operation of a manufacturing business on the subject property <br />will not be detrimental to the public health, safety or general <br />welfare; <br /> <br /> <br />
