170.0~4K ORDERLY LAND DI!VEIDPIql~qI' <br /> <br />Subd. } PtJKPO51i <br /> <br />The purpose of this section is to provide for orderly land development <br />with the intent of preventing, to the extent possible, future economic <br />hardship which may affect present and future property o~mers in the <br />City of Ramsay when public utilities are constructed and assessed, <br /> <br />Subd. 2 RESTRICTIONS ON BUILDING SITES <br /> <br />All buildings hereafter constructed in any area of the city shall be <br />sited on their respective lot with respect to the "plan for future <br />resubdiviston" as provided in accordance with the City of Ramsey <br />Subdivision Chapter, as if those future lot lines were recorded at the <br />time the building permit application is made. For purposes of this <br />ordinance, the on-site sewer system is not considered a part of the <br />building. <br /> <br />Subd. 3 SANITARY I~NSTE ~'ATER O3,~NECTIONS <br /> <br />Sanitary waste water connections for all building structures which <br />require waste water service shall be stubbed in and shall be located <br />either in the front or side of the building in order to provide for <br />convenient hook-up to a municipal waste water collection system. <br /> <br />Subd. 4 ENPORCEbENT <br /> <br />The zoning officer and building inspector shall not issue a building <br />permit for any building whose proposed site on specific lots is not <br />in accord with Subdivision 2 above. <br /> <br />Subd. 5 BUILDING DESI(~ AND OONSTRUCTION <br /> <br />In addition to other restrictions of this chapter and of the City of <br />Ramsey code, the use, construction, alteration or enlargements to any <br />building or structure within any zoning district or development area <br />which is designed for commercial or industrial permitted uses shall <br />meet the following standards: <br /> <br />1. All exterior wall finishes on any building shall be: <br /> <br />a. Face brick; <br />b. Natural stone; <br />c. Specifically designed precast concrete units if <br /> surfaces have been integrally treated with an <br /> applied decorative material or texture; <br />d. Factory fabricated and finished metal framed panel <br /> construction, if the panel material is to be any <br /> of those noted tn paragraphs la, lb, and lc above; <br />e. Other material as may be approved by the city <br /> council. Combinations of such materials shall be <br /> permitted. <br /> <br /> <br />
