STANDARDS FOR "ir' DISTRIUI'S <br /> <br />] 70.01 SA <br /> <br />In order to implement the Urban Planning District Study Reporf and <br />its objectives, it is necessary to adopt the following procedures <br />with regard to the UB, UHB, UR, UER, and DC Districts. <br /> <br />170.015B CITY APPROVAL <br /> <br />No parcel located in any of the "U" districts described in Section <br />above may be used for any purpose until the proposed use shall be <br />approved by the city and an urban development permit has been issued <br />either by the city council or zoning officer. <br /> <br />170.O1SC TIM1NG APPLICATION <br /> <br />The timing of development in relation to extension of major city <br />service systems, including but not limited to sewer availability, <br />thoroughfare capacity, police and fire protection shall be grounds <br />for disapproval of a request for an urban development permit unless <br />applicant provides, to the city's satisfaction, guarantees that all <br />such service costs will be borne by the development until said <br />services can be extended through normal city service development <br />processes. It is the intent of this ordinance that this restriction <br />on development shall apply to the timing of permitted uses and shall <br />operate as a restriction on permitted use approval. <br /> <br />170. O15D APPLICATION <br /> <br />Applications for an urban development permit shall be filed with the <br />zoning officer and shall be accompanied by: <br /> <br />An application fee in an amount equal to that set <br />by resolution of the city council; <br />Ten (10) copies of a site plan and supporting data <br />which shows the size, location, and topography of <br />the site, the uses of adjacent land, the proposed <br />size, bulk, use and location of buildings, the <br />location and proposed function of all yards, open <br />spaces, parking areas, driveways, storage areas and <br /> <br /> <br />
