5. Thc plan will not create an excessive burden on parks, <br />schools, streets and other public facilities and utilities which serve, <br />or are proposed to serve, the planned development. <br /> <br /> 6. The planned development will not have an undue and <br />adverse impact on the reasonable enjoyment of neighboring property. <br /> <br />ZONING <br /> <br />Once the proposed plan has been approved, the planning co~ission shall <br />propose an amendment to the zoning map for action by the city council, <br />as outlined in Section 17R~9 of this chapter. The planned unit develop- <br />ment shall be outlined on the official zoning map and labeled P.U.D. <br /> <br />ANNUAL REVIEW <br /> <br />The planning commission shall review all Planned Unit Development districts <br />within the city at least once each year and shall make a report to the <br />city council on the statu~ of the development in each of the Planned Unit <br />Development districts. If the city council finds that development has not <br />occurred within a reasonable time after the original approval, the city <br />council may instruct the planning commission to initiate rezoning to the <br />original zoning district by removing the Planned Unit Development district <br />from the official zoning map. <br /> <br /> 170.01 <br /> <br />or sro <br />use, t <br />ary of <br />where a business, parking lot or industry is across the street from <br />a residential zone, but not on that side of a business or industry <br />considered to be the front. <br /> <br />2. Ail exterior storage shall be screened. The exceptions <br /> <br />are: <br /> <br />a. Merchandise being displayed for sale; <br />b. Materials and equipment presently being used for <br /> construction on the premises; <br />c. Merchandise located on service station pump islands. <br /> <br /> 3. The screening shall consist of plantings and landscaping, <br />or a combination of plantings, landscaping and fencing, as approved by <br />the planning commission. All plantings and fencing shall be placed a <br />minimum of fifteen (15) feet from the street. However, in no event <br />shall the plantings or fencing be placed on public right-of-way. The <br />plantings may be placed on the property line and the fencing may be <br />constructed within five (5) feet of the property line. <br /> <br /> 4. The applicant shall provide to the planning commission <br />a detailed schematic drawing of his screening proposal, which drawing <br />shall show the appropriate dimensions, types and sizes of the proposed <br />fencing, landscaping, and plantings. <br /> <br /> <br />
