Mr. Albtn Peterson stated that he feels changing the zoning on his property along Bwy. 47 from U~ to I%-3 is downzoning. C~airman Peterson stated that the C~ission does not feel that 1%-3 is a clownzoning and noted that Mr. ~eterson does have a choice between R-3 and B-2. Mr. Albtn Peterson stated that he did some research tn Coon Rapids and ~amplin and they told him that better planning is to have both sides of a highway developed with business rather than residential on one side and business on the other because of noise an safety factors. Ckm~issioner Deemer noted that the area on Bwy. 47 across from Albin Peterson's property is almost entirely developed with residential. ~he Gmmission stated that Mr. Albin Peterson has a choice of R-3 or B-2 zoning; he oould also petition for B-1 zoning if he wishes. C~airman Peterson informed Mr. Albin Peterson that C~mplin and Coon Rapids have multiple residential developments across frc~ business development. Ommission oonsensus is that Mr. Albin Peterson should let Ms. Norris knc~ within one week which zoning he chooses to go with.
