Case #17: <br /> <br />Request for Site Plan Review of Paddock Investments, LLC; Case of Robert <br />and Sandra Paddock <br /> <br />Assistant Community Development Director Trudgeon advised that Robert and Sandra Paddock <br />are proposing to construct a 10,976-square-foot cabinetry manufacturing facility onthe property <br />generally located on Azurite Street at Highway 116 and Sunfish Lake Boulevard. The subject <br />property is zoned E- 1; cabinetry manufacturing facilities are a permitted use in this district. The <br />lot in question is approximately 1.4 acres in size. The proposed site plan meets the required front, <br />rear, and side yard setbacks. A revised landscaping plan has been submitted that meets the intent <br />of City Code. The grading plan is acceptable. The Planning Commission and City Staff <br />recommend site plan approval contingent upon compliance with City Staff Review Letter dated <br />August 29, 2003, revised September 19, 2003. <br /> <br />Motion by Councilmember Pearson, seconded by Councilmember Cook, to ~ant approval of the <br />proposed site plan fbr construction of a cabinetry manufacturing facility contingent upon <br />compliance with City Staff Review Letter dated August 29, 2003, revised September 19, 2003. <br /> <br />Motion carried. Absent: Councitmember Elvig. <br /> <br />Mayor Gamec welcomed Robert and Sandra Paddock to the City of Ramsey. <br /> <br />Case #18: <br /> <br />Request for Site Plan Review of Riverview Office Suites; Case of Warren <br />Hokanson and Russell Olsen <br /> <br />Community Development Director Frolik advised that Warren Hokanson and Russell Olsen are <br />proposing to construct a 10,097-square-foot multi-tenant office building on the property <br />generally located on 'Riverdale Drive at Alpaca Street. The subject property is zoned B-2; office <br />buildings are a permitted use in this district. The lot in question is approximately 1.5 acres in <br />size. The proposed site plan meets the required front, rear, and side yard setbacks.. A revised <br />landscaping plan has been submitted that meets the intent of City Code~ The gading plan is <br />acceptable. The proposed addition appears to meet architectm'al.standards for finish materials. <br />The Planning Commission and City Staff recommend site plan approval contingent upon <br />compliance with City Staff Review Letter dated August 29, 2003, revised September 19, 2003. <br />Community Development Director Frolik advised that a resident raised concern with the pond so <br />the City Engineer recommends the pond be reduced in size to accommodate one 100-year event. <br />This moves the pond back from Alpaca Street and allows mbre room for landscaping. The <br />resident asked that the pond be fenced; however, staffdoes not find that is necessary since it will <br />most times be dry and is only three feet deep. <br /> <br />Assistant Public Works Director Olson asked if there is a provision in the development <br />agreement to require connecting to sewer and water. <br /> <br />Community Development Director Frolik stated she does not think there is but that is usually <br />included in rural areas to require them to connect to water and sewer within two years of it <br />becoming available. <br /> <br />City Council/September 23, 2003 <br /> Page 36 of 39 <br /> <br /> <br />
