None. <br /> <br />Case #10 <br /> <br />Request for Site Plan Review of Cabinetry Concepts, Inc., Case of Robert <br />and Sandra Paddock <br /> <br />Associate Planner Geisler advised that Robert and Sandra Paddock are proposing to construct a <br />10,976 square foot cabinetry manufacturing facility on the property generally located on Azurite <br />Street at Highway 116 and Sunfish Lake Boulevard. The subject property is zoned E-l, and <br />cabinetry manufacturing facilities are a penrfitted use in this district. She indicated the lot in <br />question is approximately 1.4 acres. The proposed site plan meets the required front, rear and <br />side yard setbacks. <br /> <br />Associate Planner Geisler explained that the proposed structure appears to meet architectural <br />standards for finish materials. She indicated the proposed =o-fading plan is acceptable, and a <br />revised landscaping plan will be required, showing additional plantings. She noted Staff has <br />similar landscape concerns as with the last case, and would recommend Staff work with the <br />applicant on this one as well. <br /> <br />Commissioner Johnson asked if the applicant has any concerns with the Staff Review Letter <br />besides the landscaping. <br /> <br />Ron Paddock stated he has the same concerns that the landscaping is excessive for an industrial <br />project. He indicated he feels the ston~ water fee is a little high, but he understands that is part <br />of the program and he accepts it. He stated the other things mentioned can be taken care of <br />easily. <br /> <br />Motion by Commissioner Johnson, seconded by Commissioner Shepherd to recommend that the <br />City Council grant approval of the proposed site plan for construction of a cabinetry <br />manufhcturing facility contingent upon compliance with City Staff Review Letter dated August <br />29, 2003 with the exception of the landscaping requirements, with direction to Staff to negotiate <br />those requirements with the applicant. <br /> <br />Motion carried.
