REQUEST FOR FINAL SITE PLAN REVIEW <br />OF NAU HOLDINGS L.L.C. <br /> CASE OF SHARP AND ASSOCIATES <br /> By: Megan Wald, Associate Planner <br /> <br />Background: <br /> <br />Sharp and Associates submitted a final site plan to construct a two-story, 43,168 'square- <br />fbot office building on Lot 1, Block 1 Town Center 4th Addition. The subject property is <br />bordered by Sunwood Drive, Peridot Street, and 145th Avenue. On July 13, 2004, the City <br />Council approved the final plat for Town Center 4th Addition, which created the subject <br />property. <br /> <br />Thc following itcms are enclosed for your information: <br /> <br />a) <br />b) <br />c) <br />d) <br /> <br />Site location map <br />Site plan <br />City Staff review letter dated July 23, 2004 <br />Development Permit <br /> <br />Notification: <br /> <br />Site Plans do not require a public hearing. <br /> <br />Observations: <br /> <br />The final site plan complies with the preliminary site plan approved by the City Council <br />on June 22, 2004, with respect to Floor Area Ratio, setbacks, parking, and landscaping <br />requirements. The proposed development also meets Public Realm/Streetscape, Site <br />Development, and Architecture standards established in the draft Town Center <br />Development Guidelines. <br /> <br />The office building is proposing to derive access from Sunwood Drive and 145th Avenue. <br />The access off. of Sunwood Drive will be a shared access between the office building and <br />future development on the adjacent outlot. <br /> <br />The grading, drainage, and utility plans will need to be revised in accordance with the <br />Staff Review Letter dated July 23, 2004. <br /> <br />The revised landscaping plan is acceptable. <br /> <br />Recommendation: <br /> <br />The final site plan has been revised to address comments discussed during preliminary <br />site plan review, therefbre City Staff recommends approval contingent upon compliance <br />with City Staff Review Letter dated July 23, 2004. <br /> <br /> <br />
