The subject property is bordered by Sunwood <br />Drive, Peridot Street, and 145tn Avenue. <br /> <br />Zoning: The property is zoned TC-3. The proposed office building is permitted within this district. <br /> <br />Lot Coverage: The new lot to be created as part of the Town Center 4th Addition plat will be 1.23 <br />acres in size. The proposed building footprint size is 21,584 square feet, which results in lot coverage <br />of' approximately 40%. The proposed TC-3 District requires a Floor Area RatiO (F.A.R.) of 0.5. On <br />this particular lot, the F.A.R. requirement would mean that there would have to be 26,837 square feet <br />of building. The site plan is proposing to develop 43,168 square-feet of office space, or a F.A.R. of <br />0.80. The site plan exceeds the F.A.R requirement established in the TC-3 district. <br /> <br />Setbacks: The setbacks in the TC-3 District have been established as follows: Front; 0-15 feet, Side: <br />10 fbot setback fi'om building to building, 0 foot setback from building to property line, Rear 30 feet. <br />The proposed building meets the required setbacks. <br /> <br />The final site plan is providing a zero lot line setback along Sunwood Drive, Peridot Street, and 145th <br />Avenue. <br /> <br />Grading, Drainage and Utility Plan: We have reviewed the plans submitted for this development <br />and offer the l:bllowing comments. The plans submitted by Plowe Engineering, Inc must be revised to <br />remove the word "t>reliminary''. The project is part of Ramsey Town Center (RTC). The developer of <br /> <br /> <br />
