Town Center 4th Addition - Final Site Plan/NAU <br />July 23, 2004 <br />Page 4 o1~' 5 <br /> <br />District requires buildings to be 2-3 stories in height. The site plan is proposing a two-story office <br />building with exterior building materials consisting of rock face concrete units and brick columns. The <br />elevations indicate that the rock face block will include two colors and the brick colunms will protrude <br />approximately 1 ibot beyond the rock face units in order to provide for a variety of front facade <br />elevations. The front of the building is providing an attractive glass front that extends from the ground <br />level to the second level. Extensive windows are being provided throughout the first and second levels. <br /> <br />The architecture guidelines specifically state that the building should provide real windows at gr6und <br />level and beyond. The development guidelines recommend a minimum of 50% of the total facade at <br />ground level to include windows and 40% window coverage above ground level. The site plan is <br />providing 56% glass window openings at ground level and 40% above ground level. You have revised <br />the plans to provide a lentil over the first floor windows as requested by Staff. <br /> <br />A 35% brick recommendation has also been incorporated into the development guidelines. The <br />proposed brick columns throughout the building are providing a 38% brick coverage along street <br />frontage. <br /> <br />Waste Storage: City Code requires that all solid waste and refuse receptacles be stored within a <br />completely screened structure or container. The site plan indicates the refuse receptacles will be stored <br />in doors. <br /> <br />Lighting: Please provide the City with details regarding the lighting that will be on the building and <br />located in the parking lot for review. City standards require that the luminaire (light source) must not <br />be visible t'rom beyond the property line. The applicant should submit shop drawings of the lighting <br />fixtures [br review and approval by the City Engineer. <br /> <br />REU Number: The A quarterly charge of $133.06 will be charged per quarter. <br /> <br />Development Permit: As part of the approval by City Council, the applicant will need to enter into a <br />Development Permit with City. This permit, among other things, will incorporate relevant items from <br />the Master Development Agreement with Ramsey Town Center LLC that will be obligations for NAU <br />Holdings L.L.C. The Development Pe~Tnit will also enumerate the financial sureties needed by the City <br />to allow construction of the project. <br /> <br />Allocation Agremnent: The Ramsey Town Center Master Development Agreement requires Ramsey <br />Town Center LLC, NAU Companies, and the City to enter into an Allocation Agreement. Coordination <br />between the three parties should be initiated in order to accomplish this requirement. <br /> <br />The City Council will be meeting at 7:00 p.m. on Tuesday, July 27, 2004 at Ramsey Fire Station, <br />15050 Armstrong Blvd., to review the proposed site plan.
