o <br /> <br />o <br /> <br />7. <br /> <br />Final Grading and Erosion Control Plans, and Final Street Construction Plans prepared by <br />URS dated July 2, 2004, and preliminary Grading, Drainage, and Erosion Control Plans <br />prepared by Plowe Engineering, Inc. dated June 23, 2004. <br /> <br />Incorporation of All City Code Requirements. That the recitals above and the applicable <br />provisions of the City Charter, Subdivision Code, Zoning Code and Public Improvement <br />Code of the CITY, as amended to date hereof, are incorporated herein by reference. <br /> <br />State Building Code Compliance. The Structures shall be constructed in accordance with <br />the requirements of the Building Code. ~ <br /> <br />Fire Lanes. Fire lanes shall be maintained on the Site. The exact locations of these items on <br />the Site shall be as directed by the Fire Chief. The DEVELOPER herein agrees to post "No <br />Parking" signs along private streets in accordance with City Code requirements and in <br />conj unction with the instructions of the Fire Chief. <br /> <br />Building Fa~;ade. The DEVELOPER agrees to construct the building in accordance with <br />the site plan prepared by RJT dated June 16, 2004 and approved by the City Council on July <br />27, 2004. <br /> <br />Required Improvements. The Permittee shall construct and install the following site <br />improvements on the Site in accordance with the specifications and location as shown on the <br />Plat. The Required Improvements are as follows: <br /> <br />a. Site grading in accordance with the Grading Plan prepared by URS dated July 2, 2004 <br /> and preliminary Grading Plan prepared by Plowe Engineering Inc. dated June 23, <br /> 2004. <br /> b. Installation of storm sewer and appurtenances. <br /> c. Trunk and lateral sanitary sewer system <br /> d. Trunk and lateral watermains and appurtenances <br /> e. Public Streets with concrete curb and gutter <br /> f. Trunk and lateral storm drainage facilities <br /> g. Installation of bituminous driveways, parking lots, and maneuvering areas. <br /> h. Installation of continuous, surmountable concrete curbing and gutter around the <br /> perimeter of all bituminous surfaces. <br /> i. Installation of Landscaping in accordance with the Landscape Plan prepared by RJT <br /> dated June 16, 2004 and Landscape Streetscape Plan prepared by URS dated July 2, <br /> 2004. <br />j. Irrigation metering and backflow devices shall be approved as part of the Utility Plan, <br /> and installed accordingly. <br />k. Irrigation rain sensors shall be installed and appropriately placed throughout the <br /> development. <br />1.
