REQUEST FOR PRELIMINARY PLAT APPROVAL OF <br />RAMSEY TOWN CENTER 3RD ADDITION; <br /> CASE OF RAMSEY TOWN CENTER LLC <br /> By: Sylvia Frolik, Community Development Director <br /> <br />Background: <br /> <br />The City has received an application for preliminary plat approval of Ramsey Town Center 3rd '~ <br />Addition, a replat of Outlot I, Ramsey Town Center. The plat consists of 2 lots and one outlot. <br />The property is located west of Armstrong Blvd., south of Sunwood Drive and east of Zeolite <br />Street. It is bordered on the south by the Burlington Northern Santa Fe Railroad. The following <br />items are enclosed: <br /> <br />a) <br />b) <br />c) <br />d) <br /> <br />Site location map <br />Proposed preliminary plat <br />City Staff Review Letter dated July 9, 2004 <br />Proposed resolution for preliminary plat approval <br /> <br />Notification: <br /> <br />State statute requires notification of preliminary plat public hearings to owners of property <br />located within 350 feet of the subject property. Staff attempted to notify property owners within <br />700 feet of the subject property. <br /> <br />Observations: <br /> <br />The Planning Commission approved the 'sketch plan for the plat and the Site plan on May 6. The <br />City Council approved the sketch plans on May 11. Along with the preliminary plat, the City <br />has received a preliminary site plan for the first phase of development on Lot 1. The site plan <br />proposes to develop a 54,000 square foot grocery store (Cobum's), an 18,000 square foot retail <br />building in the northeast corner of the site, and an 11,000 square foot facility in the northwest <br />corner of the site. Ultimately, one more commercial building is proposed for Lot 1. City Code <br />prohibits more than one main building on a lot. The applicants have applied for a variance that <br />will be considered by the Board of Adjustment on August 5. <br /> <br />Both of the lots meet the minimum width requirement of 80 feet. Lot 1 meets the depth <br />requirement of' 100 feet; minor adjustments are required in order for Lot 2 to meet. the depth <br />requirement. <br /> <br />The plat will have no direct access to Armstrong Blvd. Appropriately, the plat shows dedication <br />of right-of-access along Armstrong Blvd. to the County. There will be direct access to Sunwood <br />Drive and Zeolite Street. The approved sketch plan identified one access onto Sunwood Drive <br /> <br /> <br />
