Chairperson Nixt called the regular meeting of the Planning Commission back to order at 7'.40 <br />p.m. <br /> <br />Motion by Commissioner Johnson, seconded by Commissioner Brauer, to recommend that the <br />City Council grant preliminary plat approval to Ramsey Town Center 3rd Addition contingent <br />upon compliance with the City Staff Review Letter dated July 9, 2004. <br /> <br />Motion Carried. Voting Yes: Chairperson Nixt, Commissioners Johnson, Brauer, Shepherd, and <br />Watson. Voting No: None. Absent: Commissioners Jeffrey and Van Scoy. <br /> <br />Commissioner Brauer stated that the park dedication fee will need to be addressed at a future <br />meeting. <br /> <br />Case #4: <br /> <br />Public Hearing - Amendment to the TC-2 Zoning District Regarding <br />Allowing Accessory Gas Operations; Case of Ramdance, LLC <br /> <br />Chairperson Nixt closed the regular portion of the Planning Commission meeting at 7:45 p.m. in <br />order to call the public hearing to order. <br /> <br />Public ltearing <br /> <br />Chairperson Nixt called the public hearing to order at 7:45 p.m. <br /> <br />Presentation <br /> <br />Community Development Director Frolik stated that the City received an application from <br />Ramdance LLC for a site plan to construct their first phase of commercial buildings in the <br />Ramsey Town Center. She noted the first phase will consist of a 54,000 square foot grocery <br />store with a 1,777 square foot car wash and 430 square foot gas island. She indicated that the <br />property to be developed is zoned TC-2 and under the TC-2 Zoning District regulations, gas <br />stations are not pcn~aitted. <br /> <br />Community Development Director Frolik indicated the Planning Commission and City Council <br />had previously reviewed and approved a concept plan for Ramdance's commercial development <br />and the concept plan showed a gas operation that was accessory to the grocery store. She stated it <br />was decided that limited gas operations would be acceptable as shown on the concept plan as <br />long as the TC-2 District was amended to allow for it. She noted the concept plan was approved <br />by the City Council on May 11, 2004. <br /> <br />Community Development Director Frolik reported that based on previous Planning Commission <br />and City Council discussion, City Staff has drafted an ordinance that will allow for accessory gas <br />uses within the Town Center Zoning District.
